What is the difference between online and Bangalore pricing?

Online consultations are done remotely from your floor plan, photographs and guided compass readings, using traditional Vastu only: the 16-zone map and the 3x3 grid. Bangalore pricing includes an in-person site visit, which can also include a geopathic stress check.

Our Vastu consultation fees are published openly so you know the cost before you send a single photo. Each fee is fixed by property type and location, not by how many problems we find, and it covers the full assessment and the written report. Nothing is added once the visit is over.

What Vastu consultation fees cover

Whatever the property, the fee pays for the same core work. You are paying for time spent studying your space, not for a product or a list of remedies.

  • A review of your floor plan before anything else happens, so the consultation starts with context.
  • Mapping the property into 16 zones of about 22.5 degrees each, measured from true north.
  • Readings for the entrance, kitchen, bedrooms, toilets, staircase, water tanks and the centre of the building.
  • Analysis of what is working, what is not, and what matters most for the way you use the space.
  • A written report within 48 hours that you, your family and your interior designer can all work from.
  • Follow-up questions on WhatsApp while you put the corrections in place.

The only real difference between fee levels is how the readings are taken and how large the property is. The method and the report format stay the same.

Online consultation: one fee for anywhere

The online consultation costs ₹5,000 wherever the property is. You share a floor plan with the north direction marked, and then we do a live video walk-through where you hold a phone compass at points we ask for. We cross-check those readings against the plan before drawing any conclusions.

Online works well for apartments, for checking a plan before you buy or build, and for families living abroad or outside Bangalore. It relies on a reasonably accurate plan and a steady video call. What it cannot include is a Lecher Antenna reading for geopathic stress, because that needs someone physically on site.

On-site visits in Bangalore

Within Bangalore, an apartment or row house visit is ₹15,000 and a villa or independent house is ₹25,000. The difference reflects the work involved. A villa usually has more floors, a compound wall, a staircase, a sump, an overhead tank and sometimes a garden or outhouse, and each of those has to be measured and placed in its zone.

A home visit typically takes two to four hours. We take degree-accurate compass readings at several points, find the true centre of the built area, and correct for magnetic declination so the zone map matches true north. Where it is useful we also carry out a Lecher Antenna scan to check for geopathic stress, particularly around beds and the places people sit for long hours. These readings go into the report alongside the zone analysis.

Outstation visits and travel

For properties outside Bangalore, the visit fee is ₹21,000 for an apartment and ₹30,000 for a villa or independent house, plus travel. Travel is charged at actual cost and agreed with you before the booking is confirmed, so the total is known in advance.

For many outstation homes, an online consultation does the job at a much lower cost. We will tell you honestly when a visit adds something real, such as a large independent house, an irregular plot, or a home where geopathic stress is a concern, and when it would not. Offices, shops and factories: quoted from ₹51,000

Commercial and industrial assessments start from ₹51,000. Because these sites vary so much in scale, the exact fee is based on size and quoted before the visit. You agree the number first; it does not change on the day.

The things that shape a commercial or industrial quote are practical ones:

  • Built-up area and the number of floors or blocks.
  • Plot size, especially for factories with open yards, sheds and boundary roads.
  • How many departments, cabins or production lines need individual placement advice.
  • Whether we are reviewing an existing operation or a layout that is still on paper.

Pre-purchase plot report

Before you buy land, a plot report costs ₹5,000. We look at the plot shape, the facing direction, the roads around it, any slope, and the surroundings such as water bodies, high-tension lines or tall neighbouring buildings. It is a document to help you decide, written before money changes hands.

What the written report includes

Every paid consultation ends with a written report within 48 hours. It is meant to be used, not filed away. A typical report includes:

  • The 16-zone map of your property with measured degrees.
  • An assessment of the entrance and the main rooms, zone by zone.
  • Corrections listed by priority: what to do first, what to do next, and what is optional.
  • Things you should leave alone, because they are already well placed.
  • Notes your interior designer or contractor can follow directly.

No demolition and nothing to buy

Our corrections use placement, colour, lighting, room use and decluttering. We do not ask you to break walls, and we do not sell products, so the fee is the only money you pay us. We also take no commission from builders or suppliers.

If a problem genuinely needs construction, for example a toilet built over the centre of a home that is still at the plan stage, we say so plainly and explain the options. The reasoning behind this approach is set out in our guide to zero-demolition corrections.

Choosing between online and on-site

A rough guide: if the property is a flat, if you are still choosing between options, or if you live far away, start online. If it is an independent house, a villa, a plot you already own, or any office, shop or factory in Bangalore, a site visit is usually worth it.

Either way, you are not locked in. Clients sometimes start online and later book a visit when they move or build, and we take earlier findings into account.

Why we publish our fees

Many consultants quote only after a call, and the number can depend on how worried the client sounds. We think that is unfair. Publishing the fees means you can compare, plan and decide without pressure.

It also keeps us honest. Because the fee does not grow with the number of issues found, there is no reason to exaggerate problems or push extra remedies. Our job is to tell you what is actually there.

Who carries out the consultation

Every consultation is carried out by Raghavendra Hebbur, who founded Vardhini Vastu in 2016. He is a Certified Geo Master, created the VIDS™ method, uses the Lecher Antenna and the Universal Aura Scanner by Geo Engineering for energy readings, and is translating the Aparajitaprccha, a 12th-century Sanskrit text on architecture. He is also a co-founder of VastuOne, a pan-India network, and author of the book Vastu Unlocked.

Comparing Vastu consultation fees fairly

When you compare Vastu consultation fees between consultants, compare what is delivered, not just the headline number. A low Vastu fee that leads to a list of products to buy can end up costing more than a higher fee with honest, written advice.

  • Is there a written Vastu report, or only verbal advice on the day?
  • Are the Vastu readings measured from true north with declination corrected, or guessed from a phone app?
  • Does the consultant sell remedies or take commission from builders?
  • Are the corrections practical without demolition?

When a Vastu consultation is worth the fee

A Vastu review pays for itself most clearly before a big decision: buying a flat, finalising a house plan, setting up an office or choosing a factory plot. Changes on paper cost nothing. After moving in, the same Vastu advice still works, but it depends more on furniture placement, colour and room use.

What an online Vastu assessment covers

An online assessment uses traditional Vastu analysis only. We draw the 16-zone map from the centre of your plan, using compass readings you take with us on a video call, and lay the 3x3 grid over the same plan: the nine-square division with the Brahmasthan at the centre. Every finding comes from these two methods, such as which zone holds each door, room, kitchen, toilet and water point, and how the nine squares and the centre are used.

Geopathic stress readings with the Lecher Antenna and the Universal Aura Scanner are not part of an online assessment, because they need us physically on site. If your online report suggests a closer look is worthwhile, an on-site visit can follow.
