Pre-Purchase Vastu Check

A measured Vastu reading of a flat, house or plot before you sign, so the things you cannot change later are known now. Online anywhere, or on site in Bangalore.

A pre-purchase Vastu check is the reading we do before you buy: a flat, a house, a villa or a plot, assessed by direction while you still have the freedom to walk away or negotiate. It is the least expensive point at which to use Vastu, because nothing has been signed, built or moved. Most of what we are asked to correct after a purchase could have been seen in an hour before it.

This page explains what the check covers for each type of property, how it works online and on site, what you receive, and what it costs. We measure first, separate traditional guidance from interpretation, and never tell anyone that a property will bring good or bad fortune. You get a clear, written account of what the property is, so that the choice you make is an informed one.

Why check before you buy

Some things can be corrected after you move in: room use, furniture, colour and light. Others cannot, without construction: the shape of the plot, the slope of the land, the position of the main door, a toilet in the north-east or a staircase in the centre. A pre-purchase Vastu check looks first at the things you cannot change, because those are the ones that should inform your decision.

It also helps when you are choosing between options. Two flats in the same tower, or two plots in the same layout, can read very differently. A measured comparison gives you a clear, written basis for choosing.

What we check on a flat

  • The true orientation of the flat, which may differ from the brochure north arrow.
  • The main door position along its wall, read by the 32 padas. See 32 entrances Vastu.
  • The zone of the kitchen and stove.
  • The zone of the master bedroom and the other bedrooms.
  • Toilets in the north-east or centre.
  • The centre of the flat and what sits in it.
  • Balconies, cut or extended corners and the overall shape.

What we check on a house or villa

For an independent house, villa or row house, we add the plot and the building as a whole: the shape and slope of the site, the compound gate, the setbacks, the staircase, the sump, the overhead tank and the parking. Each floor is read on its own plan.

What we check on a plot

  • Shape: square, rectangle, tapering or irregular. See plot shape Vastu.
  • Cut and extended corners, and which directions they fall in.
  • Slope and level, measured rather than judged by eye.
  • Roads on each side, and any road running straight into the boundary.
  • Tilt from the cardinal directions.
  • Surroundings: tall buildings, water, high-tension lines and large trees.

The plot report states whether the land suits a home or business by classical guidance, and what to plan for with your architect.

How the pre-purchase Vastu check works

Online: you send us the floor plan or survey sketch, photographs and compass readings taken under our guidance. We correct the readings for magnetic declination, which you can check with the NOAA magnetic declination calculator, and read the plan using the 16-zone map and a 3×3 grid. Online assessments use traditional Vastu only.

On site in Bangalore: we visit the property, take readings at several points, measure the plot or flat and assess it in person. Geopathic stress readings with the Lecher Antenna and the Universal Aura Scanner are possible only on site, and we describe them honestly as radiesthesia, which mainstream science does not accept.

In both cases the written report arrives within 48 hours. When a deal is time-sensitive, tell us your deadline when you book.

Common findings that change decisions

  • A toilet or kitchen in the north-east of a flat that looked perfect on the brochure.
  • A brochure north arrow that is off by more than a zone.
  • A plot with a large cut in the north-east or a strong fall towards the south-west.
  • A road running straight into the south-west of a plot.
  • A staircase or lift core in the centre of a villa.

None of these make a property unusable, but they are worth knowing before you pay for it.

Taking compass readings for an online check

If we are reading a property online, accurate readings matter more than anything else. We will guide you on a call, but the basics are simple:

  • Use a phone compass app with calibration, or a simple magnetic compass.
  • Stand away from steel doors, grilles, cars, electrical panels and large appliances, which pull the needle.
  • Take the reading at the main door, at the centre of the flat or house, and at two or three other points.
  • Hold the phone flat and parallel to a wall, and note which way the wall faces in degrees.
  • Photograph the screen at each point together with the wall it is aligned to.

If the readings disagree by more than a few degrees, there is usually metal nearby. We will ask you to repeat them from a different spot. On a plot, take readings along each boundary away from the gate and any parked vehicles.

Comparing two or three options

Many people come to us with a shortlist rather than a single property. In that case we read each option on the same basis and set them side by side: entrance position, kitchen zone, master bedroom zone, toilets in the north-east or centre, shape and centre. We mark which issues can be handled later with room use and furniture, and which would need construction.

The comparison does not rank properties by luck. It shows, plainly, which option follows the classical guidance more closely and which compromises each one asks of you. Price, location, light, view and daily commute still matter, and you are the one who weighs them.

After you buy

If you go ahead, the same report becomes the starting point for setting up the home: which room each family member uses, where heavy furniture goes, how the kitchen is arranged and how the centre is kept. Resale homes and older buildings

A resale flat or an older house adds questions that a new brochure does not. Previous owners may have changed room uses, added a toilet, enclosed a balcony or built a staircase to a terrace room. Each change can move a room into a different zone or alter the outline of the home.

We read the property as it stands today, not as it was originally drawn, and we note any additions that change the reading. If renovation is planned after purchase, the pre-purchase Vastu check also tells you which changes would bring the layout closer to tradition at the same cost, so that one round of work does both jobs.
