Jayanagar is one of Bangalore’s best-known planned layouts, with regular sites, wide roads, parks and well-defined blocks. That regularity is a good starting point for Vastu: rectangular plots facing a road on one or two sides are straightforward to read.

The detail lies in how each house has been built and changed. Setbacks may be uneven, an extra room may have been added on one side, a car shed may sit in the front setback, or the staircase may have been moved during a rebuild. Each of these shifts the balance of the plot, and we account for all of them.

What a Vastu consultant in Jayanagar reads first

On a Jayanagar visit we usually begin outside the house:

Rebuilt homes with rental floors

Many original Jayanagar houses have been rebuilt into two or three floors, with the owners on one level and the rest let to tenants. We read the plot once, then map each floor as its own unit, because each family uses its floor differently.

Shared elements affect everyone: the gate, the staircase, the sump and the overhead tank. When these are well placed, every floor benefits. When they are not, we suggest corrections that work for the whole building, such as keeping the staircase area uncluttered and balancing heavy elements on the terrace.

Rebuilding an old house

If the family has decided to rebuild, the drawing stage is the moment to get the big decisions right: where the staircase goes, the kitchen, the master bedroom on each floor, the puja room and the toilets. Changes on paper cost nothing. Changes after the slab is cast cost a great deal.

Shops and clinics on the main roads

Jayanagar’s main roads and the shopping complex area are full of shops, clinics, boutiques and offices, often on the ground floor of a residential plot. We assess these business spaces separately, looking at the entrance, the counter or reception, where the owner or doctor sits and where stock or records are kept.

Old homes, careful advice

Car parks, front setbacks and the gate

In Jayanagar the front setback often holds a car, a two-wheeler, plants and sometimes a small shed. These sit directly in front of the main entrance and shape how that side of the plot reads. A heavy structure in the north or east setback blocks the openness that classical Vastu values on those sides.

We do not ask anyone to remove a car shed. Instead we suggest how to keep the area in front of the door clear, where to park so the entrance path stays open, and where taller planters and storage would be better placed. Puja rooms in independent houses

Most Jayanagar families keep a dedicated puja room or a puja corner. The north-east is the traditional zone for it, kept light, clean and uncluttered. In older homes it is sometimes found under a staircase or in a corner of the kitchen, and families ask whether it must be moved.

Usually there is a simple answer. We find the most suitable zone in the current plan, which is often a corner of the living room or a small space near the entrance, and suggest how to set it up there. When a rebuild is planned, we mark the ideal position on the drawings.

Basements, mezzanines and terrace rooms

Rebuilt homes in Jayanagar sometimes include a basement for parking or storage, a mezzanine, or a room on the terrace. Each changes the vertical balance of the house. In traditional Vastu, the south and west are preferred to be higher and heavier, and the north and east lower and lighter.

A terrace room in the south-west generally sits well. One in the north-east adds weight where the house should be light, and we suggest how to use it lightly, for example as a reading room rather than a store. Basements are read for their use and how they are ventilated and lit.
