Vardhini Vastu services cover homes, business premises, factories and land, from a single flat in Bangalore to an industrial plot outside the city. Every service is carried out personally by Raghavendra Hebbur using the same VIDS™ 16-zone method, and every correction works without demolition.

The directory above lists each service by category. Below, we explain what each one is for, how they differ, and how to pick the right one, so you can go straight to the page that matches your property.

Our Vastu services at a glance

The services fall into four groups, plus an online option that works for most of them:

  • Homes: apartments, villas, independent houses and row houses.
  • Building, buying and renovating: plans, plots, existing properties and renovations.
  • Business spaces: offices, shops, showrooms and interiors.
  • Industrial: factories, warehouses, manufacturing units and industrial plots.

Each page linked below goes into the specific zones, common issues and corrections for that property type.

Homes

Most people start with their home. Our home assessment looks at the entrance, kitchen, bedrooms, toilets and the centre of the house, and is the right place to begin if you are unsure. The residential overview explains how we approach all kinds of homes.

For specific property types, the apartment page deals with fixed layouts and shared walls, the villa page covers multi-floor homes with compounds and gardens, and the independent house page explains how owning the whole building gives more room for correction.

Building, buying and renovating

The cheapest time to get the layout right is before anything is built or bought. Our new construction review works on the architect drawing, so a kitchen or staircase can move on paper. A plot assessment checks shape, facing, slope and surroundings before you buy.

If the building already exists, the existing property service focuses on what can change without construction. A renovation review uses the work you are already planning to improve the layout, and the builder projects service helps developers plan layouts across a whole project, with no commission involved.

Business spaces

For workplaces, the office service looks at reception, the director cabin, accounts, staff seating and meeting rooms. Retail spaces have their own needs: the shops page focuses on the entrance, the cash counter and customer flow, and the showrooms page covers display areas and larger floor plates.

The commercial overview brings these together for mixed-use buildings, and interior Vastu works with your designer on furniture, colour and lighting when the shell cannot change.

Industrial sites

Industrial work starts with the industrial overview, which explains how we read large plots, sheds and process flow. The factory page covers machinery, boilers and the main gate, the warehouse page covers storage and loading, and manufacturing looks at the line from raw material to finished goods.

Before buying industrial land, an industrial plot review checks the plot shape, road access and surroundings. These sites are quoted by size before the visit.

Online consultation

Not every property needs a visit. The online consultation uses your floor plan and a live video walk-through with phone compass readings, and suits apartments, plan reviews and families outside Bangalore or abroad. It uses the same method and produces the same report as a site visit. An online assessment uses traditional Vastu only, the 16-zone map and the 3x3 grid drawn on your plan; geopathic stress readings need a site visit.

One method behind all Vastu services

Whatever the property, the analysis follows VIDS™. The building is divided into 16 zones of about 22.5 degrees each, measured from true north on site and corrected for magnetic declination. That correction matters because a phone compass points to magnetic north, which in India can differ from true north by a small but meaningful angle. You can check the figure for your own city on the NOAA magnetic declination calculator.

On site visits, we also use the Lecher Antenna to check for geopathic stress where it is relevant, particularly around beds and long-use seating. The classical basis for the method draws on texts such as the Aparajitaprccha. Our methodology page explains it in full, and the 16 zones guide describes each zone.

What every service includes

The deliverables are the same across the range:

  • A 16-zone map of the property with measured degrees.
  • An assessment of the entrance and key areas for that property type.
  • Corrections in order of priority, using placement, colour, lighting, room use and decluttering.
  • A written report within 48 hours.
  • Follow-up questions answered on WhatsApp.

You can see the format in our sample report.

No demolition, nothing to buy

We sell no products, recommend no remedies for purchase and take no commission from builders or suppliers. Our corrections are designed to work in the building as it stands. If a problem genuinely needs construction, we say so plainly and explain the choices, as described in our guide to zero-demolition corrections.

How fees work across services

Fees are fixed by property type and published in full. Online consultations are ₹5,000 anywhere. In Bangalore, an apartment or row house visit is ₹15,000 and a villa or independent house ₹25,000. Outstation visits are ₹21,000 or ₹30,000 plus travel. Commercial and industrial sites start from ₹51,000 and are quoted by size, and a pre-purchase plot report is ₹5,000. Full details are on the fees page.

Choosing the right service

If you are unsure where your property fits, use the selector on our booking page, or simply describe the property on WhatsApp. A rough guide: homes start with the home or apartment page, anything not yet built starts with new construction or plot, and any workplace starts with office, commercial or industrial.

If you would like to talk it through first, the contact page lists every way to reach us.

When to bring us in

The timing of a Vastu consultation changes what it can achieve. A rough picture of the stages, and what each one allows:

  • Before buying: we can help you choose between properties or plots, so you start with a sound layout.
  • At the drawing stage: rooms, doors and staircases can still move, and changes cost nothing but a revised drawing.
  • During construction or renovation: some adjustments are still possible, especially to internal walls, fittings and finishes.
  • After moving in: corrections rely on furniture, room use, colour and lighting, which still make a real difference.

There is no wrong time to ask about Vastu. The advice simply adapts to what can still change.

Signs a property may need a Vastu review

People usually get in touch because something keeps nagging at them. A bedroom where nobody sleeps well. A shop where customers walk past without stepping in. An office where the team never settles into one room. A factory where the same machine keeps breaking down. None of these prove anything on their own, and we will never claim a guaranteed result, but they are reasonable reasons to look at the layout with fresh eyes.

Equally, many clients come with no complaint at all. They are buying, building or moving, and simply want to begin well.

Working with your architect and designer

Our Vastu reports are written so that architects, interior designers and contractors can act on them directly. Corrections are described by room, zone and position, with the reasoning alongside, so a designer can find an alternative if the first suggestion does not suit the design. Where it helps, we are happy to talk to your designer during the project, so the Vastu advice and the design brief move together rather than pulling against each other.

Families and businesses outside Bangalore

Many of our clients live in other cities or abroad and own property in Bangalore, or the other way round. The online Vastu consultation covers most of these situations, and our pages for NRIs and for clients in Mumbai explain how remote work is handled. Where a visit is genuinely needed, travel is discussed and quoted before anything is booked.

Reading before you decide

If you like to understand a subject before booking, our resources section has plain guides on specific topics, including the main door, the kitchen, the office guide and the industrial guide. Each is written to help you see your own space more clearly, whether or not you go on to use our Vastu services.

Hospitals, hotels and remedies

Our Vastu services also cover healthcare and hospitality. Vastu for hospitals and clinics reviews reception, consultation rooms, pharmacy and wards without ever overriding clinical, fire or regulatory rules. Vastu for hotels and restaurants looks at kitchens, cash counters, dining and guest rooms, with FSSAI and fire safety first. And if you want to understand what we actually suggest, read Vastu remedies without demolition: placement, colour, light and room use, with no products sold.

Schools, farmhouses and temples

Our Vastu services also reach beyond homes and offices. Vastu for schools and educational institutions reviews classrooms, the principal’s office, library, labs and hostels, always with fire safety and education rules first. Vastu for farmhouses and weekend homes covers large plots on the outskirts of Bangalore: slope, borewell, gate, main house and outbuildings. Vastu for temples and prayer halls draws on classical texts for site, orientation and zoning, and leaves temple design to qualified sthapatis and engineers.

Scientific approach and geopathic stress audits

Every service on this page follows the same scientific Vastu approach: direction measured in degrees from true north, 16 zones drawn on your plan, and each finding labelled as measured, traditional guidance or interpretation, so you know exactly what rests on evidence.

On-site home visits can also include a geopathic stress audit, a room by room Lecher Antenna survey from the Geo Vastu tradition. We describe it honestly as a practitioner reading that mainstream science does not accept, use it only for small, free changes such as moving a bed or desk, and never sell devices or make health claims.

Tenants and design teams

Two of our services are built for people who do not own the building or who are drawing it. Vastu for rented offices helps tenants compare units before signing a lease and then plan seating, cabins, storage, colour and lighting without any landlord approval. Vastu for architects and interior designers gives design teams a measured 16-zone grid on their drawings and ranked suggestions they can build, within codes and the client brief.
