Vastu for farmhouse properties is different from Vastu for a city home. The plot is larger, the slope matters more, and there are many structures to place: a main house, a borewell, gates, a cattle shed, a guest cottage, perhaps a pool. At Vardhini Vastu, Raghavendra Hebbur measures the whole land and each building across 16 zones from true north.

Many families now buy land on the outskirts of Bangalore, along routes such as Devanahalli, Kanakapura Road and Hoskote, for weekend homes, small farms or eventual retirement. This page explains how we look at such plots in general terms, what layout can and cannot do, and how to plan without demolishing anything later.

What a Vastu for farmhouse review covers

A farmhouse review looks at the land as a whole first, then at each structure on it:

  • Plot shape, boundary and road access
  • Natural slope and where rainwater flows
  • Main gate and any service or farm gate
  • The main house and its internal rooms
  • Borewell, open well, sump and overhead tank
  • Cattle shed, poultry or animal shelters
  • Guest cottage, staff quarters and stores
  • Swimming pool, lawns, trees and parking

Everything is drawn on one 16-zone map so you can see how the pieces fit together before you spend on construction.

Traditional guidance and what we measure

Traditional guidance: classical texts prefer land that is lower and more open towards the north and east, higher and heavier towards the south and west. Water in the north-east, fire in the south-east, heavy buildings in the south-west and movement and animals in the north-west is the broad pattern.

What we measure: on a large plot, a phone compass is not enough. We take readings from true north at several points, corrected for local magnetic declination using the NOAA magnetic declination calculator, and map the plot into 16 zones of about 22.5 degrees. Plot slope and drainage

Slope is the first thing we look at on farm land, because it is hard to change later. Traditional guidance prefers the land to fall gently towards the north, east or north-east. Many plots near Bangalore fall in other directions because of the natural terrain.

We do not suggest moving tonnes of soil to chase a direction. Often the answer is to place the main house on the higher part of the land, keep water bodies on the lower north or east side, and let gardens and open areas take the low ground. Drainage design stays with your civil engineer.

Borewell, wells and water tanks

Underground water, such as a borewell, open well or sump, is traditionally placed in the north-east, north or east of the land. On large plots this is often possible because there is space to choose.

The borewell location is decided first by your groundwater survey and local rules, not by Vastu. If water is found only in another zone, we work around it rather than ask you to drill again. Overhead tanks belong in the south-west or west, not over the north-east.

Gates and approach road

The main gate sets how you enter the property every weekend. We map the gate on the 16 zones and look at better and weaker positions along the road side. A separate service or farm gate for tractors and deliveries often fits in the north-west or south-east.

Where the road is on only one side, the choice is limited and we say so. Moving a gate a few metres within the same road side is often possible before the compound wall is built.

The main house

The main house usually sits in the south-west part of the land, leaving open space to the north and east. Inside, the same principles as a city home apply: master bedroom in the south-west, kitchen in the south-east, living areas towards the north and east, and a clear, uncluttered centre.

Outbuildings, cattle shed and guest cottage

Outbuildings should not crowd the north-east. A cattle shed or animal shelter is traditionally placed in the north-west, which is linked to movement and air. Poultry and feed stores follow the same idea. Keep sheds away from the main house drinking water source for hygiene.

A guest cottage fits well in the north-west or south-east. Staff quarters suit the south-east or north-west. Tool stores, generator rooms and pump houses work in the south or south-east. None of these placements is fixed: we balance them against access, shade and how you actually use the land.

Swimming pool, lawns and trees

A pool is a water body, so the north, east or north-east of the plot is the usual preference. Pools in the south-west are among the issues we flag most often. Lawns and low plants suit the north and east; tall trees and dense planting suit the south and west, where they also give afternoon shade.

If a pool is already built in a weaker zone, we will not suggest filling it in. Lighting, planting and how the surrounding area is used can be adjusted instead.

Common issues we see on farmhouse plots

Most issues come from building in stages without a master plan:

  • Borewell drilled wherever water was found, without a layout plan
  • Main house built in the north-east, leaving the south-west open
  • Pool placed in the south-west for the view
  • Cattle shed next to the main gate in the north-east
  • Heavy rock piles or construction debris left in the north-east

Each of these is easier to handle at the planning stage than after construction.

Corrections without demolition

We do not ask you to demolish. On an existing farmhouse, corrections are placement, colour, lighting, planting, room use and clearing heavy material away from the north-east. Our Vastu remedies page explains what we suggest.

Planning a weekend home in stages

Most families do not build everything at once. The compound wall and borewell come first, then the main house, and the cottage or pool a few years later. This is exactly why a master plan helps. When we draw the 16-zone map at the start, each later structure already has a sensible place reserved for it, and nobody has to squeeze a pool or shed into whatever corner is left.

We suggest you keep the north-east of the land as open as possible in every phase. It is the easiest zone to spoil with temporary sheds, sand heaps and material stores during construction, and the hardest to clear later once habits set in.

Vastu for farmhouse plots far from the city

Plots on the outskirts are often visited only on weekends, so some practical points matter as much as direction. Staff quarters near the gate help security. Water storage should be sized for long gaps between visits. Electrical and pump rooms should be easy to reach in the rain.

What layout can and cannot do

A well-planned farmhouse is easier to look after, gets better morning light, drains properly and feels settled when you arrive. Those are real, practical gains. What layout cannot do is guarantee wealth, health or harmony, and we will not tell you otherwise. We also do not use fear: no part of your land is cursed, and nothing needs a ritual purchase from us.
