Independent house Vastu covers far more than a flat ever can. An independent house is the one type of home where Vastu can be read in full: the plot, the compound, the gate, every floor, the staircase, the water tanks and the terrace. We apply traditional Vastu Shastra with instruments: compass readings at several points inside and outside, a 16-zone map drawn from the centre of the plot and of each floor, and a Lecher Antenna scan. A written report follows within 48 hours.
More to read than a flat, and more you can change
Unlike an apartment, an independent house sits on its own plot. Plot shape, setbacks, the gate, the staircase, the sump and overhead tank, and the terrace are all part of the Vastu picture, and many of them are within your control.
Bangalore’s independent houses are often on standard BDA and BBMP site sizes such as 30 by 40 or 40 by 60 feet, and many have grown into two or three floors with rental units. We read the plot once, then map each floor for the people who live on it.
What independent house Vastu covers
On every independent house visit we read:
- Plot and compound: shape, extensions or cuts, setbacks and which sides are open.
- Gates and entrances: car gate, pedestrian gate and main door, each measured.
- Staircase: internal and external, and the zone each occupies.
- Water: sump, borewell and overhead tank positions.
- Each floor: owner and rental floors mapped separately into 16 zones.
- Terrace: tanks, solar panels and any rooms built on top.
- Garden and parking: trees, open areas and vehicle positions.
Then we look inside at the kitchen, bedrooms, puja room and toilets on every floor.
Gates and the main door
The car gate and pedestrian gate are often in different positions, and each is measured. The main door is placed in one of eight positions along its side. Our guides to east, north, south and west-facing houses explain the traditionally favoured door positions for each side.
Rental floors
Many independent houses have the owner on one floor and tenants on others. We read the plot once, then map each floor for the family who lives there. Shared elements such as the gate, staircase, sump and overhead tank affect everyone, so we suggest corrections that work for the whole building.
Staircases
The staircase carries real weight in Vastu. Traditionally it sits in the south, west or south-west, and is avoided in the north-east and the centre. External staircases to upper floors are common in Bangalore; we read where they start and end. When a staircase is badly placed, we suggest how to balance it and mark the better position for any future rebuild.
Water tanks and sumps
Sumps and underground tanks traditionally sit in the north or north-east, and overhead tanks in the south-west. An overhead tank in the north-east is one of the most common findings in older Bangalore houses. We note it and mark the better position for when the tank is next replaced.
Terraces and later additions
Rooms added on the terrace, solar heaters and extra tanks change the vertical balance of the house. Traditionally the south and west are higher and heavier. A terrace room in the south-west sits well; one in the north-east adds weight where the house should be light.
Room layout on each floor
Each floor is mapped into 16 zones. Kitchens suit the south-east, master bedrooms the south-west, puja rooms the north-east and guest or children’s rooms the north-west or west. Toilets are kept away from the north-east and the centre. These are references; your plan decides the details.
Older houses
Many Bangalore houses were built decades ago and extended over time. Room use has changed, rooms have been added and staircases moved. We read the house as it stands today and work with what is there, through room use, placement, colour and light.
Rebuilding
If you are rebuilding, the drawing stage is the moment to place the staircase, kitchens, bedrooms, puja room, toilets and tanks well. We review the architect’s plans and send written notes before construction. See new construction and renovation.
Gardens and trees
Large trees are traditionally preferred towards the south and west, with the north and east kept open. We do not suggest cutting healthy trees; we plan how the garden is used around them.
Ground-floor shops and clinics
Many independent houses on main roads have a shop or clinic on the ground floor. We assess that space separately for its entrance, counter and owner seating. See Vastu for Shops.

An independent house visit takes two to three hours, depending on floors and the terrace. We take compass readings at several points on each floor and outside, note how each space is used and scan bedrooms and work areas with the Lecher Antenna. The written VIDS report follows within 48 hours.

Front setbacks and vehicle parking
The front setback of a Bangalore house usually holds a car or two-wheelers, plants and sometimes a small shed. These sit right in front of the main door and shape how that side of the plot reads. A heavy structure in the north or east setback blocks the openness classical Vastu values on those sides. We suggest how to park and arrange the space so the path to the door stays open and bright, without asking anyone to remove a structure.
Basements and stilt parking
Newer independent houses sometimes include a basement or stilt parking at ground level, with living spaces starting on the first floor. Traditionally, a basement is preferred under the north or east part of the house. Stilt parking leaves the ground level open, and we read the first floor as the main home, taking into account how the open level below and the staircase affect it.
Multi-generation homes
It is common in Bangalore to find grandparents on the ground floor, the working generation on the first and children or tenants above. Each floor gets advice that fits its use: rest and easy access for elders, focus and stability for the working generation, study for children. We note practical points such as safe walking routes and night lighting alongside the directional reading.
Puja rooms
Most independent houses have a dedicated puja room. The north-east is the traditional zone, kept light and clean with nothing heavy above it. Puja rooms under staircases or beside toilets are common findings in older houses; we suggest the most suitable alternative in the existing plan.
Compound walls
Traditionally the south and west compound walls are a little higher and heavier, and the north and east setbacks a little wider. In existing houses we work with what is there; in new builds we suggest proportions to your architect within local building rules.
Mirrors, beams and clutter
In older homes we often find mirrors facing beds, heavy beams directly over sleeping positions and storage piled under staircases and in corners. We note these and suggest simple changes that sit alongside the directional reading in the report.
Buying an independent house
Independent houses in established Bangalore layouts rarely come on the market, and buyers often have to decide quickly. A short pre-purchase assessment gives you a clear view of the plot shape, the gate and door positions, the staircase, the water tanks and any obvious imbalances before you commit. It will not tell you whether to buy, which depends on many things beyond Vastu, but it gives you one more piece of clear information.
