Where much of the new housing is being built
Since the airport moved to Devanahalli, North Bengaluru has filled with large residential projects. Most of the city’s big developers, including Prestige, Brigade, Adarsh, Bren, Assetz, Sobha and Embassy, now have apartments, villas or plotted communities somewhere between Hebbal and the airport. Smaller builders and independent plot owners are building alongside them.
That makes most enquiries from the north about choosing correctly before you buy: which tower, which unit, which villa plot, which way the house should face.
What a Vastu consultant in North Bangalore assesses
Across the north, our work falls into four groups:
- Units in large developer projects, compared from the sanctioned plans and confirmed on site at possession.
- Villa plots in gated layouts, read on site for shape, cuts, slope and road position.
- Independent plots and farm land, with a full pre-purchase report.
- Industrial and warehouse land near the airport and the industrial areas around it.

Comparing units in a large project
Two flats on the same floor of the same tower can read very differently once mapped. We ask for the unit floor plans, the tower position on the master plan and the north arrow from the sanctioned drawing, then compare the units you are considering on entrance position, kitchen, master bedroom, north-east use and overall shape.
We give a clear recommendation and the reasons, usually within two working days. Before booking, also confirm the project’s registration on the Karnataka RERA portal, a legal step separate from Vastu.
Possession and interiors
Brochure plans are drawings. Once the structure is built, actual orientation can differ by a few degrees, enough to move a door or kitchen into a neighbouring zone. We take a fresh reading at possession and then share a zone map and placement note with your interior designer, covering wardrobes, beds, the kitchen counter, the puja unit and the study desk.
Villas and villa plots
Villa communities are common along the airport road, around Devanahalli and towards Budigere. For a completed villa we read the compound, gate, staircase, sump, overhead tank and terrace along with every room. For a villa plot, we compare the ones you shortlist and recommend an order of preference.
Building on your own plot
Many buyers in the north purchase a plot to build later. We visit before purchase, then work with your architect on the drawings: staircase, kitchen, bedrooms, puja room, toilets, sump, borewell and overhead tank, all placed on the 16-zone map before construction.
Industrial units near the airport

How a visit in North Bangalore works
A plot visit takes about an hour; an apartment one to two; a villa or industrial unit longer. We take compass readings at several points, note how each space is or will be used and, in built properties, scan with the Lecher Antenna. Within 48 hours you receive the written VIDS report.
Fees and what you receive
Fees are fixed by property type and quoted before the visit, with nothing charged afterwards for the report. Water, borewells and sumps
On larger plots, water is practical as well as traditional. Borewells, sumps and underground tanks traditionally sit in the north or north-east; overhead tanks in the south-west. We mark suitable positions before drilling or digging, keeping drainage and access in view.
Trees and open land
Plots in the north often come with trees or open land around them. Large trees are traditionally preferred towards the south and west, with the north and east kept more open. We plan around healthy trees rather than suggesting they be cut.
Approvals and legal checks
Land in the north includes converted agricultural plots and areas with airport-related height restrictions. These are legal and planning questions, separate from Vastu. We always recommend checking conversion, approvals and title with qualified professionals before buying.

Gated communities and shared amenities
In large gated projects, the clubhouse, pool, internal roads and parks sit around your home and shape what each unit looks onto. A unit that faces a park or water body on its north or east side starts with an advantage in traditional Vastu, which values openness and water in those directions. One whose south-west faces a wide open space is read differently, and we suggest how to balance it inside the home with heavier furniture and screening.
When you choose between units, we look at what each one faces, not only its internal plan.
Pre-launch and early-stage projects
Some buyers in the north book at pre-launch, when only a master plan and typical floor plans exist. At this stage we can still compare tower positions and unit types, and flag what to ask the developer for. We confirm the final reading once the structure exists, because orientation on the ground can differ from the early drawings.
Commuting and the working day
Many North Bangalore residents commute long distances to the tech parks, or work from home part of the week. The home office matters. We place the desk so you face north or east with a wall behind, away from the main walkway, and take a Lecher Antenna reading at that position on every on-site visit.
Children, schools and study
Families moving north often choose a home near a particular school. Once settled, the study table is a common question. We place it facing north or east with a wall behind and daylight from the side, in a quiet zone away from the television, and note that good evening light and a clear desk matter as much as direction.
