The cheapest moment to get Vastu right is before the agreement is signed. Once the deposit is paid and the fit-out begins, your choices narrow. - Which way the main entrance to the unit falls among the 16 zones, measured, not guessed from the building name or the road.
- Where the fixed elements sit: toilets, pantry plumbing, lift and stair cores, electrical shafts and server rooms.
- How much natural light reaches the floor, and from which side. East light is gentle morning light; West light is hot afternoon sun that pushes up air-conditioning loads.
- Whether the shape is a reasonable rectangle or has cuts and extensions, especially in the North-East and South-West corners.
- Whether there is a sensible spot for the owner or senior team, for accounts, and for storage.

What tenants can change without landlord permission
Most leases allow movable furniture, partitions that do not touch the structure, loose storage, paint, signage inside the unit and plug-in or ceiling-mounted lighting. Always check your own agreement, and ask your landlord or facility manager before anything that touches walls, ceilings, fire systems or electrics. Within those limits, this is what we work with:
- Seating. Which direction people face and which zones hold which teams. Facing North or East is the traditional preference for focused work, and it also tends to keep screens out of direct glare.
- Cabins. Where the owner or director sits, using demountable glass or board partitions. The South-West zone is the traditional choice for the head of the business.
- Reception. Where the front desk faces and how visitors are guided in. A clear, well-lit arrival matters more than any symbol on the wall.
- Storage. Heavy cabinets, records and stock shifted toward the South and West, keeping the North-East light and open.
- Colours. Paint and soft finishes chosen by zone, within the landlord’s rules on repainting at exit.
- Lighting. Task lights, warm or cool tones, and fixing dark corners, especially where the North-East is a dead area.
Seating, cabins and reception in a leased office
Seating is the biggest lever in Vastu for rented office spaces. In a typical leased floor we see rows of workstations placed wherever the cabling was easiest, a corner cabin chosen because it had the best view, and accounts squeezed next to the pantry. Moving those few things often costs nothing beyond a weekend of shifting desks.
For the owner’s cabin, we look for a seat in the South-West, South or West zone with a solid wall behind, facing North or East. If that corner holds a toilet or a shaft, we choose the next best zone and say so plainly. Accounts and finance often sit well in the South-East or North, depending on the floor. Reception is about the first few metres inside the door. We check what a visitor sees first, whether there is clutter or a blank wall, and whether the receptionist can see the door without twisting. A lamp, a plant and a cleared counter often do more than a structural change ever could.
Co-working desks and shared floors
In a co-working centre you may control a single desk, a four-seat cabin or a private suite, while the operator controls the reception, kitchen and common areas. Handover fit-outs and warm-shell spaces
Many Bangalore tech parks hand over a warm shell: bare floor, ceiling grid, base lighting and a toilet core, with the tenant doing the interior fit-out. This is the best window for Vastu input, because partitions, cabins, meeting rooms and the pantry are still lines on a drawing.

How we measure a rented office on site
A phone compass is a rough guide at best inside an office. Steel columns, raised-floor frames, UPS units, speakers and wiring all pull the needle. We take readings at several points across the floor, away from metal and electronics, and compare them. We then correct magnetic north to true north using the declination for your location from the NOAA magnetic declination calculator, because declination varies by place and year.
The corrected direction is drawn on your plan, the floor is divided into 16 zones of about 22.5 degrees each from its centre, and every cabin, desk cluster, storage unit and utility is placed in its zone. Where a site visit is possible, Raghavendra Hebbur may also take a Lecher Antenna reading for geopathic stress. Corrections that suit a lease
