In the large townships around Hinjewadi, Kharadi and Wagholi, most buyers are choosing between towers and units. We compare units from the plans before booking, then confirm the final reading by video or on site after possession. Also confirm project registration on MahaRERA, a legal step separate from Vastu.

Row houses and bungalows

For row houses and bungalows we read the plot, compound, gate, staircase, sump, overhead tank and terrace along with every room. A row house shares walls on two sides, so its open sides matter even more. These benefit from a site visit.

Rebuild drawings

If you are rebuilding an older Pune home, we review the architect’s plans on the 16-zone map: staircase, kitchen, master bedroom, puja room, toilets, sump and overhead tank. Written notes go straight to the architect.

Phone compasses can be off indoors near steel and appliances. We guide you to take readings at several points and discard outliers, and cross-check with the plan orientation. The report states how readings were taken.

Interiors after possession

We share the zone map with your interior designer: wardrobes towards the south and west, beds with the head to the south or west, the stove in the south-east part of the kitchen, the puja unit in the north-east and the study desk facing north or east.

For larger homes and commercial projects, we travel to Pune at outstation fees plus travel agreed in advance. On site we take compass readings at several points and scan with the Lecher Antenna.

Comparing units in a large township

Two flats on the same floor can read very differently once mapped, especially corner units and mirror-image layouts. We compare entrance position, kitchen, master bedroom, north-east use and overall shape, and give a clear recommendation with reasons, usually within two working days.

Kitchens and fire

The south-east is the traditional zone of fire. When a kitchen sits elsewhere, we look at the stove position within it, the cook’s direction and whether water and fire are pressed together. Small changes, no construction.

Balconies and hill views

Many Pune flats look towards the hills or open land. Openness is traditionally welcome in the north and east. If the open view is to the south or west, we suggest balancing that side inside the home with heavier furniture and curtains.

Puja rooms

The north-east is traditional, kept light and clean. In flats where that zone holds a toilet or balcony, we find the best alternative in the plan.

Working from home

Many Pune residents work in technology and spend part of the week at a home desk. We place it facing north or east with a wall behind, away from the main walkway, in a calm zone of the home.

Children and study

For students, the study table faces north or east with a wall behind and daylight from the side, in a quiet zone away from the television.

Rented homes

All our corrections are non-structural, so tenants can apply them and carry them to the next home.

Colour and light

Lighter shades suit the north and east, warmer earth tones the south-west and warm accents the south-east. We suggest colours zone by zone and where better lighting would help.

In Pune’s cooperative housing societies, the building entrance, staircase and terrace are shared. We read these alongside your flat, and suggest simple improvements such as keeping the entrance and landings clear and well lit, which benefit every resident.

Buying a resale flat

Resale flats in established areas like Kothrud, Aundh and Viman Nagar may have been altered by previous owners: an enclosed balcony, a moved kitchen, a combined room. We read the flat as it is now and flag any changes that affect the zone map, so you know what you are buying.

NRI buyers

Pune climate and orientation

Pune has hot dry summers, heavy monsoons and cool winters. Rooms facing south and west take the strongest afternoon sun, and monsoon rain often drives from the west. Traditional Vastu guidance, which favours heavier, more closed construction to the south and west and openness to the north and east, often matches good climate sense here. We point out where the two agree and where a compromise is sensible.

What an online Vastu assessment covers

An online assessment uses traditional Vastu analysis only. We draw the 16-zone map from the centre of your plan, using compass readings you take with us on a video call, and lay the 3×3 grid over the same plan: the nine-square division with the Brahmasthan at the centre. Every finding comes from these two methods, such as which zone holds each door, room, kitchen, toilet and water point, and how the nine squares and the centre are used.

Geopathic stress readings with the Lecher Antenna and the Universal Aura Scanner are not part of an online assessment, because they need us physically on site. If your online report suggests a closer look is worthwhile, an on-site visit can follow.
