Builder floors and towers, two different problems
Across Delhi, many families live in builder floors: one plot, one building, a separate home on each level. In Gurugram and Noida, most new homes are flats in large towers. In a builder floor the plot, staircase and lift belong to everyone, but your floor is your own. In a tower, only the flat matters. We assess each accordingly.

About facing
Plot facing is discussed a great deal in NCR property buying, and south-facing plots are often priced lower. Facing matters, but on its own it says very little. What decides a home is the exact degree of the entrance, its position among the eight positions on that side, and how the rest of the plan is arranged. Builder floors
For a builder floor, we map your floor on its own and note how the shared entrance, staircase and lift affect it. Common findings include a staircase cutting through the centre of the building, a kitchen outside the south-east and a master bedroom outside the south-west. Each has a non-structural correction within your floor.
Kothis and independent houses
For independent houses we read the whole plot: gate, compound, open sides, staircase, basement, sump and overhead tank, then each floor. These benefit from a site visit, because gate position and surroundings are hard to judge on video.
High-rise flats in Gurugram and Noida
In a tower flat we read the unit from its centre. Bedroom allocation, bed and desk direction, the kitchen arrangement, a clear north-east and an uncluttered centre are usually the first priorities. Balconies and large windows are read for which zones they open.
Basements
Many Delhi houses have basements. Traditionally, a basement is preferred under the north or east part of a house rather than the south-west. We read how the basement is used and lit, and suggest how to balance it if it sits under the south or west.
Buying in NCR
Before booking a flat, send us the unit plans and tower orientation. We compare units from the drawings. Also confirm the project’s registration on the relevant state RERA portal, such as Haryana RERA for Gurugram, a legal step separate from Vastu.
Offices
For offices we place the owner in the south-west facing north or east, finance in a stable zone, reception near the entrance on the north or east side and meeting rooms in the north-west or west. All through layout, so tenants can apply it. See Vastu for Office.
When we visit in person
For larger homes, commercial and industrial projects, we travel to NCR, at outstation fees plus travel agreed in advance. On site we take compass readings at several points and scan with the Lecher Antenna.

Winter, summer and orientation
NCR’s climate is more extreme than Bangalore’s. Rooms on the south and west take strong summer sun, and north-facing rooms can be cold in winter. Traditional Vastu guidance often aligns with good climate sense here: open, lighter construction to the north and east; heavier, shaded construction to the south and west. We point out where the two agree.
Puja rooms
Most families keep a puja room or corner. The north-east is traditional. In builder floors and flats that zone is often a toilet or balcony, so we find the most suitable alternative in the plan.
Rented homes
All our corrections are non-structural, so tenants can apply them and carry them to the next home.

Taking accurate readings by video
Phone compasses can be off by several degrees indoors, especially near steel beams, wiring and appliances. During the video call we guide you to take readings at several points, away from metal, and we discard outliers. We also cross-check against the plot orientation on the sanctioned plan or the building’s position on a map. The report states how the readings were taken, so you know the basis of every recommendation.
Stilt parking and ground floors
Many newer builder floors and independent houses in Delhi have stilt parking on the ground floor, with homes starting on the first floor. That changes the reading of the building as a whole: the ground floor is open, and the weight sits above. We read each home on its own floor and note how the open stilt level and the staircase affect it.
Terraces and roof rights
In builder floors, the top floor often comes with the terrace. Water tanks, solar panels and rooms on the terrace affect the building’s vertical balance. Traditionally the south and west are kept higher and heavier. We suggest how to place or balance terrace structures, and owners of lower floors can see how the terrace affects them.
Kitchens and fire
The south-east is the traditional zone of fire and the preferred place for the stove. When a kitchen sits elsewhere, as it often does in builder floors, we look at where the stove stands within it, which way the cook faces and whether water and fire are pressed together. These are small changes with no construction.
Children and study
For students preparing for board exams or entrance tests, we place the study table facing north or east, with a wall behind and daylight from the side, in a quiet zone away from the television. Good lighting and a clear desk matter as much as direction.
Ghaziabad and Greater Noida
Further east, Ghaziabad and Greater Noida have large townships and plotted developments. For flats we compare units from plans; for plots we recommend a site visit before purchase. Both follow the same VIDS method.
Colour and light
Delhi homes see harsh summer light and grey winter days. Colour and lighting help balance both. Lighter shades suit the north and east, warmer earth tones the south-west and warm accents the south-east. We suggest colours zone by zone and point out where better lighting would help.
What an online Vastu assessment covers
An online assessment uses traditional Vastu analysis only. We draw the 16-zone map from the centre of your plan, using compass readings you take with us on a video call, and lay the 3×3 grid over the same plan: the nine-square division with the Brahmasthan at the centre. Every finding comes from these two methods, such as which zone holds each door, room, kitchen, toilet and water point, and how the nine squares and the centre are used.
Geopathic stress readings with the Lecher Antenna and the Universal Aura Scanner are not part of an online assessment, because they need us physically on site. If your online report suggests a closer look is worthwhile, an on-site visit can follow.
