Vastu for builder projects is about one decision: which unit to buy. When you book in a large project, the tower orientation, the lift core and the unit layouts are already fixed. What you still control is the flat or villa you pick, and the difference between two units on the same floor can be larger than most buyers expect.

Why the unit matters more than the tower

Most buyers start by asking whether the tower faces east or north. That is a reasonable question, but in a large project the same tower holds units that face every direction. A tower that faces east still has units whose entrance opens to the west corridor.

So we start from the unit plan. Where is the entrance on its wall? Which zone holds the kitchen? Where do the toilets fall? Is the centre of the flat open, or is it a dining wall and a passage? These questions decide how much correction a home will need after you move in.

Seven checks we run on every unit

For each unit you shortlist, we look at the same seven points:

  • The entrance position across the 16 zones, not just the four directions
  • The kitchen zone, with the south-east and north-west preferred
  • Toilet positions, especially anything in the north-east or the centre
  • The master bedroom, ideally in the south-west
  • The centre of the unit and whether it is open
  • Balcony and utility positions, which affect light and where heavy storage ends up
  • Cut or extended corners caused by the tower shape

Comparing units before you book

The most useful time to involve us is before the booking amount is paid. Send the brochure floor plan, the master plan and the list of units still available. We mark each unit on the 16-zone grid and rank them, so you can see at a glance which carry fewer compromises.

A typical result looks like this: of six units on offer, two are clearly better, two are acceptable with simple corrections, and two have issues we would avoid. You then decide with the price, floor and view in front of you as well.

Reading brochure plans honestly

Brochure plans are drawn for sales, not accuracy. North arrows are sometimes approximate, and the plan may be mirrored for units on the other side of the core. We point out where a reading depends on the brochure being right, and confirm it on site once you have possession.

If the developer has shared an approved sanctioned plan, that is more reliable. We will ask for it when it matters to the decision.

Villas in gated communities

Villa projects give you a bit more to work with. The plot is your own, even if its boundaries are fixed. We check the plot shape, the road position, the slope of the land and where the developer has placed the sump and the overhead tank.

In many villa layouts, the developer repeats one design across plots facing every direction. A plan that works well on an east-facing plot may need real changes on a south-facing one. Read more on Vastu for villas.

Projects in North Bangalore

A large share of new launches are now around Hebbal, Yelahanka, Budigere Cross, Devanahalli and the airport road. Many of these are large townships with dozens of towers. We have written separate guides for North Bangalore, Yelahanka, Budigere Cross, Devanahalli and near the airport.

After possession

Once you have the keys, we visit and take compass readings inside the unit at several points, away from steel and wiring. Readings inside concrete towers can drift, so we take more of them and correct for magnetic declination using the NOAA declination calculator.

The report then covers interiors before your carpenter starts: where wardrobes go, where the bed faces, where the puja unit sits and which colours suit each room. Corrections at this stage cost almost nothing because nothing has been built yet.

Common issues in builder layouts

Some patterns come up again and again in Bangalore apartment projects:

  • Toilets stacked in the north-east corner because of the plumbing shaft
  • Kitchens placed next to the entrance to save corridor space
  • A dining wall or passage running through the centre of the flat
  • Balconies that cut a corner of the unit
  • Master bedrooms placed wherever the view is best, not where Vastu would suggest

None of these rules a unit out on its own. They do decide how much correction it will need, and that is worth knowing before you pay.

Questions to ask the sales team

Before you choose, a few questions to the developer help a Vastu for builder projects review a great deal:

  • Is the north arrow on the brochure taken from the approved site plan?
  • Are units on the other side of the core mirror images, or a different layout?
  • Where will the underground sump and overhead tanks for the tower sit?
  • Can the kitchen platform, puja niche or wardrobe positions be changed before handover?
  • Is there a choice of floor plan for the same price band?

Many developers allow small internal changes before handover if you ask early. Moving a kitchen sink or a puja niche on the drawing costs nothing compared with doing it after possession.

Choosing the floor

Buyers often ask whether the floor matters for Vastu. Within a tower, the zones of a unit do not change from one floor to the next if the layout repeats. What does change is light, ventilation and what sits around the unit. A lower floor facing a tall tower to the east loses morning light, which matters more to us than the floor number itself.

Resale and rental value

A well-placed unit is also easier to sell or rent. Many buyers in Bangalore ask about Vastu before they sign, and a flat with an entrance in a supportive zone and a south-east kitchen tends to raise fewer questions. We do not claim Vastu sets the price, but it is one of the things buyers check.

A worked example

Here is how a typical Vastu for builder projects comparison reads, described in general terms rather than for a specific project. A buyer shortlists three 3 BHK units on the same floor of one tower.

Unit A has its entrance in the north-east part of the east wall, a south-east kitchen and the master bedroom in the south-west. It needs only interior placement advice. Unit B has a good entrance but a toilet in the north-east corner, which needs ongoing care. Unit C has a west entrance in a weaker pada and a kitchen beside it in the north-west. It can work, but needs more correction.

The buyer chose unit A even though it cost slightly more, because the difference in correction work was clear.

Under-construction projects

Buying while the tower is still going up has one advantage. Internal walls, kitchen platforms and plumbing points are often not final yet. If you book early and ask the site engineer, small changes are sometimes possible at little or no cost. We mark the changes worth asking for on the plan, in order of value, so you can take a clear list to the developer. If the answer is no, the report still tells you how to work with the layout as it is, and which interior choices will make the most difference once you move in. That way the Vastu advice is useful whatever the developer agrees to.
