Bangalore is not one housing market. The way a 1970s independent house in a planned layout is read is very different from a unit on the twentieth floor of a new tower. Below, areas are grouped by part of the city, with a note on the property types common there and a link to each area page.

Vastu consultant Bangalore: a city built in two eras

Broadly, the city has two patterns. The older BDA and BBMP layouts have independent sites and low-rise homes, where the whole plot, gate, compound wall and sump can be assessed. The newer corridors that grew around the technology and business parks are dominated by apartments, where the assessment works on the flat’s own floor area, as explained in the apartment guide.

Neither is better or worse. They simply call for a different starting point, and a good consultant should tell you in the first conversation which approach fits your property.

East Bangalore: Whitefield, Marathahalli, KR Puram and Bellandur

The eastern corridor is mostly large apartment complexes and gated communities, with office parks along the main roads. Many buyers here are choosing between several towers or floors in the same project, so pre-purchase checks of floor plans are common.

  • Marathahalli: dense mid-rise apartments and busy commercial stretches
  • KR Puram: a mix of older independent houses and newer apartments

South-east: Sarjapur Road, HSR Layout and Electronic City

This belt combines planned layouts with fast-growing apartment and villa projects. Independent houses in HSR Layout sit beside high-rises on Sarjapur Road, and Electronic City adds factories and office campuses to the mix.

Industrial belts: Peenya, Jigani, Bommasandra and beyond

Factories, sheds and warehouses are a large part of our work around the city. Each industrial belt has its own pattern of plots and units, so each has its own page.

  • Jigani: factories in the Jigani phases, the Anekal corridor and Anekal

Central: Koramangala and Indiranagar

These are established neighbourhoods with independent homes, older apartments and a strong commercial presence. Office floors, shops and showrooms on the main roads are assessed here as often as homes.

  • Indiranagar: residential layouts behind a busy shop and showroom stretch
  • MG Road: office floors, showrooms and restaurants around Brigade Road, Infantry Road and Shivajinagar
  • Chickpet: wholesale shops, godowns and homes above shops in the old trading streets

South Bangalore: Jayanagar, JP Nagar and Banashankari

South Bangalore holds some of the city’s oldest planned layouts. Independent houses on regular sites are common, so a full-plot assessment covering entrance position, sump, overhead tank and staircase is the usual starting point. Many families here are renovating or rebuilding an older house.

West Bangalore: Rajajinagar and Malleshwaram

The west has long-standing residential areas with independent homes and family buildings, often with shops on the ground floor. Mixed use is common, so one visit may cover a home upstairs and a business below.

North Bangalore: Hebbal, Yelahanka and beyond

The north has grown quickly, with villas, plotted developments and new apartment projects. A large share of our work here is before construction or before purchase, which is the best time to get the layout right.

The airport belt: Devanahalli and Budigere Cross

Further out, the land is mostly open plots, farm plots and new layouts. Plot shape, slope and road access matter more here than interior details, because most owners have not built yet.

How a site visit works in Bangalore

A home visit usually takes two to four hours. We take a compass reading, correct it for magnetic declination using the NOAA declination calculator, find the centre, map the 16 zones of about 22.5 degrees and walk every room. Where useful, a Lecher Antenna reading checks for geopathic stress.

Corrections use placement, colour, lighting and room use, not demolition. You receive a written report within 48 hours. In Bangalore an apartment or row house costs ₹15,000 and a villa or independent house ₹25,000; full details are on the pricing page and you can see a sample report.

Before you buy in a new Bangalore project

Much of the city’s new housing is sold from brochures and sample flats. A brochure north arrow is often approximate, and two flats with the same plan can face different directions once the tower is placed on the site. Before you commit, it helps to check the actual orientation of the tower, the position of your flat’s entrance door, and where the kitchen and toilets fall in the 16 zones.

  • Ask for the site plan showing the tower on the plot, not only the unit plan
  • Compare two or three shortlisted units rather than one
  • Check where the lift core and staircase sit against your flat
  • Note which units have toilets or the kitchen in the centre of the plan

Water, sumps and slope in older Bangalore homes

In the independent houses of the older layouts, water is usually the biggest structural question. Most homes have an underground sump fed by the municipal supply and an overhead tank on the terrace, often added years after the house was built. Where these sit matters in Vastu, and a sump in the south-west or an overhead tank in the north-east is a point we flag often.

Moving a sump is building work, and we say so plainly. Often the better answer is to change how the tank is used, add a second storage point in a suitable zone during the next renovation, or balance the area with weight and colour. Slope matters too: many Bangalore plots fall gently in one direction, and water flow on the plot is read along with the building.

When to call a vastu consultant Bangalore families recommend

People usually get in touch at one of a few moments: before buying a flat or plot, while an architect is drawing plans, before a renovation, or when something in an existing home or office has felt wrong for a long time. The first three are the easiest to act on, because nothing is fixed yet.

Is there a difference between assessing an independent house and an apartment in Bangalore?

Yes. An independent site in an older layout is assessed against its full plot boundary, while an apartment unit is assessed against its own floor area within the building.

Can a Bangalore business or industrial site be assessed the same way as a home?

The same 16-zone VIDS(TM) framework applies, adjusted for what matters most in that setting: leadership seating and cash flow for an office, machinery and material flow for an industrial site.
