Devanahalli is an old fort town that has become one of North Bengaluru’s busiest residential markets because of the airport next door. Large townships and villa communities from developers such as Prestige, Brigade, Embassy and Sobha sit alongside plotted layouts and agricultural land being converted for homes.

On a plot visit we read:

  • Shape and corners: regular, extended or cut, read to the degree.

Choosing between plots in one layout

Plots in the same layout differ in shape, slope and road position. Corner plots, plots on a bend in the internal road and plots on a slope all read differently. We visit the ones you shortlist and recommend an order of preference with reasons.

Corner plots are not automatically best. It depends which corner, and which roads touch it. We read the specific plot rather than following a rule.

Designing the villa

Once you own the plot, we work with your architect on the drawings. Each room is marked on the 16-zone map, and we send written notes on the staircase, kitchen, master bedroom, puja room, toilets, sump, borewell and overhead tank. The architect stays in charge of design; we make sure the layout and the zone map agree.

Township and villa communities

For completed homes in the large communities around Devanahalli, we read the villa or apartment as it stands. For villas: compound, gate, staircase, sump, overhead tank, terrace and every room. For apartments: the unit from its centre, focusing on bedrooms, kitchen, desk and a clear north-east.

Water on open land

On larger plots around Devanahalli, water planning is essential. Borewells, sumps and underground tanks traditionally sit in the north or north-east; overhead tanks in the south-west. We mark suitable positions before drilling or digging, with drainage and access in mind.

Why measurement matters on open land

On open land it is tempting to judge direction from a phone map or from the layout brochure. Both can be off by several degrees. A plot described as east facing may actually face anywhere across a wide arc, which moves the planned main door and rooms into different zones. That is why every reading in our report comes from compass measurements taken on the plot itself, at several points, away from anything metallic that could disturb the needle.

Homes for retirement and family
