For buyers building their own home in a plotted layout, we provide a pre-purchase plot report and then review the architect’s drawings: staircase, kitchen, bedrooms, puja room, toilets, sump and overhead tank, all placed on the 16-zone map.

Before you book

A few patterns repeat across new towers on this corridor:
- A toilet or bathroom in the north-east corner of the flat.
- The kitchen opening directly towards the main door.
- A shaft or duct running through the centre of the home.
- A balcony that makes the south-west the most open part of the plan.
- The master bedroom placed in the north-west or north-east.
Each has a non-structural correction: keeping doors closed and the zone light, using screens and placement to break a direct line, keeping the centre uncluttered, balancing an open south-west with heavier furniture and choosing a different room as the master bedroom.
Checks while the building goes up
If you booked early, use the time before possession. Builders often allow small changes during construction, such as kitchen counter layouts and electrical points. We review the latest drawings, mark where the stove, sink, fridge and wardrobes would sit best in the 16-zone map, and suggest which electrical points to request. You take that note to the builder’s customer care team, and it saves rework later.
Rented flats while you wait
Many buyers rent nearby while their flat is completed. A short consultation for the rented home focuses on what you can change today: bedroom choice, bed and desk direction, heavy storage and a clear north-east and centre. Those habits carry over when you move.
Colour and lighting
In a new flat, paint and lighting are being chosen anyway. Lighter shades suit the north and east, warmer earth tones the south-west, and warm accents the south-east. We suggest colours and lighting zone by zone, not room by room, so the interiors support the zone map from day one.
Choosing between towers
In a large project, towers face different directions and look onto different parts of the site: the main road, the clubhouse, a park or the boundary wall. Before comparing individual flats, it helps to compare towers. We look at how each tower sits on the master plan, which sides of its flats open to the outside, and what they face. That narrows the choice before you look at floor and unit numbers.
Children and study
Families moving to the corridor often pick a home near a particular school. For the study table we suggest facing north or east, a wall behind the chair and daylight from the side, in a quiet zone away from the television. A clear desk and good evening light matter as much as direction.
