These are exactly the decisions Vastu is best at. Once a house is built, corrections work within the structure. Before it is built, the structure itself can follow the zone map. That is why we encourage plot buyers to talk to us before they sign.
What a Vastu consultant in Yelahanka checks on a plot
On a plot visit we read:
- Shape: regular, or with cut or extended corners, measured to the degree.
- Road position: which sides the roads touch and where the gate could go.
- Slope: the natural fall of the land and where water drains.
- Surroundings: taller buildings, open land, water bodies and trees on each side.
- Existing features: wells, borewells, old foundations or trees on the plot.
- Orientation: how far the plot is rotated from the cardinal directions.
A regular plot with the north-east open and the land sloping gently towards the north or east is traditionally preferred. Irregular plots are not automatically ruled out; we explain what can and cannot be balanced before you commit.
Facing and the main gate
Buyers here often ask about plot facing. East and north-facing plots are traditionally preferred, but facing alone says little. What matters is the exact degree of the road side, where the gate and main door can be placed along it, and how the rest of the plot is arranged.

Working with your architect
Once you own the plot, we work with your architect on the drawings. We mark each room on the 16-zone map and send written notes on the staircase, kitchen, master bedroom, puja room, toilets, sump, borewell and overhead tank. The architect remains in charge of the design; we make sure the layout and the zone map agree.
This is far easier and cheaper than correcting a finished house, and it costs nothing extra in construction.
Villas in gated communities
There are several villa communities around Yelahanka and along the road to the airport. Apartments in Yelahanka New Town
New Town and the surrounding areas have many apartment complexes. In a flat we read the unit from its centre and focus on bedroom allocation, bed and desk direction, the kitchen, a clear north-east and an uncluttered centre. Most corrections take a weekend to apply.
Older houses in the Old Town
Yelahanka’s old town has houses that have stood for generations, some extended over the years. We respect these homes as they are. Room use, placement, colour and light do most of the work. If the family is planning a rebuild, we review the drawings before work begins.
Borewells, sumps and water
On larger plots, water is a practical concern as much as a Vastu one. Traditionally, borewells, sumps and underground tanks sit in the north or north-east, while overhead tanks sit in the south-west. We mark suitable positions on the plot before drilling or digging, keeping practical constraints such as drainage and access in view.
Near the airport and the Air Force station
Parts of Yelahanka sit close to the Air Force station and the airport approach. Height and building restrictions may apply in some areas, and these are legal and planning matters, separate from Vastu. We always recommend checking approvals with the authorities before buying or building.

Trees and gardens on larger plots
Many Yelahanka plots have trees or room for a garden. Traditionally, large trees are preferred towards the south and west, where they add weight and shade, and the north and east are kept more open. We do not suggest cutting healthy trees. Instead we plan the house and garden around them, placing open lawns, seating and water features towards the north and east.

Compound walls and setbacks
On a new house, the compound wall and setbacks shape the plot as much as the building does. Traditionally the south and west walls are kept a little higher and heavier, and the north and east setbacks a little wider, so that more open space sits on the north and east sides. We suggest setback proportions to your architect within what the local building rules allow.
Gates, car parking and any outhouse or security room are also placed with the zone map in mind, so the entrance path stays open and the heavy elements sit towards the south and west.
Building in stages
Some families build a ground floor now and add floors later. If that is your plan, it is worth deciding the staircase position and the future overhead tank location from the start, because both are hard to move later. We mark them on the first set of drawings so that each later stage fits the same zone map.
Homes for retirement and elderly parents
