A Vastu assessment for a property you already live in or own, identifying zone-specific corrections without construction.

Vastu for existing property is the assessment most people need, because most people already live somewhere. The walls are up, the plumbing is in and the furniture has found its place. We read the home as it stands today, using the VIDS 16-zone method, and suggest corrections that work within the existing structure. No demolition, no rebuilding.

This page explains what we check in a built home, the issues we most often find, how the visit runs, what you receive and what it costs. It applies to apartments, villas, independent houses and row houses alike.

What a Vastu for existing property assessment covers

We map the whole home on the 16-zone grid and then read it room by room, including how each room is actually used today, which is often different from what the original plan intended.

  • The main entrance and its exact position among the 32 padas
  • Kitchen, stove and sink placement
  • Bedrooms, bed direction and who sleeps where
  • Toilets, bathrooms and any in the north-east or centre
  • Pooja space, study and work-from-home areas
  • Storage, heavy furniture and clutter
  • Water storage, sump and overhead tank

Drawings help but are not needed. A walkthrough of the property is enough to build an accurate map.

Why use matters as much as layout

In a home that has been lived in for some years, the way rooms are used drifts. A guest room becomes a store. A study becomes a second bedroom. The dining table ends up in the centre of the house, which is fine, or a cupboard does, which is less so.

Because of this, the first thing we often recommend is not a remedy at all. It is simply putting a room back to a use that suits its zone. That costs nothing and often has the largest effect.

Zone by zone in a built home

The zone readings are the same as for any home. What changes is the response: we work with what is there.

  • North-east toilet: keep it clean, dry and well lit, keep the door closed, and use light colours. Moving it is construction and rarely necessary.
  • South-west opening or balcony: use heavier furniture and plants along that side and avoid leaving it as the main sit-out.
  • Kitchen outside the south-east: adjust the cooking position within the kitchen and use colour by zone.
  • Bedroom in the north-east: shift the bed position, or swap the room use with another bedroom.
  • Cluttered centre: clear it. This is the single easiest improvement in most homes.

The entrance as it is

We cannot move your front door, and we will not ask you to. We read its exact pada and then work with the threshold, the frame colour, lighting, the nameplate and the first view as you step inside. Common issues in existing homes

A typical home we visit has three or four placements worth addressing, ranked by importance. The ones we see most:

  • The main door in a weak pada on an otherwise good side
  • A toilet in the north-east
  • Heavy storage in the north and east, light and open in the south-west
  • A cluttered or blocked centre
  • Bed positions that place the head towards the north
  • A kitchen used in a way that puts the cook facing a less suitable direction

None of these requires the house to be rebuilt.

How the visit works

In Bangalore we visit in person. An apartment usually takes two to three hours, a villa or independent house three to four. We take compass readings at several points and correct them for magnetic declination using the NOAA calculator, so the grid is set to true north. We also take Lecher Antenna readings at bed positions and main seating areas to check for geopathic stress.

Outside Bangalore, an online consultation uses your floor sketch, photos and guided compass readings. Our comparison of online and onsite consultations helps you choose. Corrections without demolition

Every recommendation in the report is designed to work in the home you have:

  • Changing room use where it makes sense
  • Repositioning beds, desks, the cooking position and heavy furniture
  • Colour by zone on walls, doors and furnishings
  • Lighting for dark or underused zones
  • Decluttering, especially the north-east and the centre

When people usually call

Most requests for vastu for existing property come from one of a few situations. A family has lived in a home for some time and one room, often a bedroom or the study, never seems to work. Someone has just moved in and wants to set the home up well from the start. Owners are planning to rent the property out or sell it and want to know where it stands. Or a family is about to renovate and wants the work to fit the zones.

Each of these gets the same full assessment. What changes is the emphasis of the report: day-to-day use for a family living there, layout and entrance for a sale, and placement of new fittings for a renovation.

Bedrooms and sleep

Bedrooms are where most people spend the longest unbroken time in a home, so we look at them closely. We note the zone of each bedroom, the position and direction of the bed, mirrors facing the bed, beams overhead and electrical equipment close to the head. Where a visit allows, the Lecher Antenna reading at the bed position checks for geopathic stress lines.

Kitchens that cannot be moved

The kitchen is fixed by plumbing and gas lines, so we work within it. The key reading is the zone of the cooking platform and the direction the cook faces. In many kitchens a small change, using a different burner position or moving a small appliance, brings the cooking point into a better zone. Rented homes and tenants

Tenants can use a vastu for existing property review as well. Because every recommendation avoids construction, nothing in the report needs the landlord to agree to building work. Room use, furniture placement, lighting and soft furnishings are all within a tenant control. If you are still choosing between rented homes, a short review of each before signing helps you pick the one that needs the least correction.

Before a renovation

If you are already planning to change a kitchen, a bathroom or the flooring, it is worth having the zone reading first. The same budget can then move a sink, change a door swing or reposition a wardrobe in a way that suits the home better. Our home renovation service covers this in more depth.

Older homes and extensions

Homes that have been extended over the years often have an extra room, a staircase or a covered terrace that was not part of the original plan. These additions can shift the shape of the house, adding an extension in one corner or creating a cut in another. We map the home as it is now, including every addition, because the current shape is what you live in. Where an extension has created an imbalance, the report suggests how to use that space so it supports the zone rather than working against it.
