2BHK flat Vastu is the question we are asked most often in Bangalore: a family is choosing between two or three flats, or has just moved into one, and wants to know how its layout reads by direction. The same principles apply to a 1BHK or a 3BHK, so this guide covers all three. It goes room by room, explains what tradition prefers, what we measure on site, and what you can change without touching a wall.
A flat is read as its own unit. We find the centre of your flat, draw the 16 zones from true north, and see where the door, kitchen, bedrooms, toilets and balconies fall. The tower around it matters far less than most people think.
How we read a flat
Every reading starts with direction. The north arrow on a builder brochure is often approximate, so we confirm it with a compass and correct for magnetic declination, which you can check with the NOAA magnetic declination calculator. We then mark the outline of the flat, including balconies, and divide it into a 3×3 grid and 16 zones of 22.5 degrees each.
Two flats with the same plan on different sides of the same tower can read very differently, because one may be a mirror image of the other. That is why we read each flat from its own measured plan. Our guide to the 16 Vastu zones explains the zone system.
The main door
The main door of the flat is read by its position along its wall, using the 32-pada system rather than the facing alone. Each wall has favourable positions, including the south and west walls. See 32 entrances Vastu for how the padas are counted.
Inside the door, tradition prefers a bright, uncluttered entry. A door that opens straight onto a toilet door or a wall-mounted shoe cabinet is one of the most common small issues we see, and one of the easiest to improve.
The kitchen
Traditional guidance places the kitchen in the south-east of the flat, with the north-west as the accepted alternative. The cook ideally faces east while using the stove. Many Bangalore flats place the kitchen near the entrance or along the utility balcony, so it is worth checking its measured zone rather than assuming.
A kitchen in the north-east or the centre is the placement tradition most strongly discourages. In an existing flat we work with the stove position, colour and light. See Vastu for kitchen.
Bedrooms in a 1, 2 and 3 BHK
1BHK: the single bedroom is ideally in the south-west or south of the flat. If it sits elsewhere, keep the bed against the south or west wall and sleep with the head to the south or east.
2BHK: the bedroom closer to the south-west is traditionally the master bedroom for the couple or the head of the family. The second bedroom, often in the north-west or west, suits children, guests or a study.
3BHK: the south-west room is the master bedroom, the west or north-west room suits grown children or guests, and a room in the east or north suits younger children and study. The third bedroom in many 3BHK flats is used as a home office; see Vastu for home office.
In every case, the bed, the wardrobe and heavy furniture sit best along the south and west walls. See Vastu for bedroom and sleeping direction.
Toilets and bathrooms
A 2BHK usually has two toilets and a 3BHK has three, so at least one tends to fall in a zone that tradition does not prefer. The zones tradition most wants free of toilets are the north-east and the centre. Several zones in the west, south and north-west are accepted.
We read each toilet by its exact zone, since a toilet near a zone boundary reads very differently from one in its middle. Practical steps such as good ventilation, a dry floor and a closed door matter more than any object. See Vastu for toilet and bathroom.
Living room, pooja space and balconies
The living room suits the north, east or north-east of a flat, where light is softer in the morning. The pooja space suits the north-east, and in a small flat a shelf or cabinet on the north-east wall of the living room is enough. See Vastu for pooja room.
Balconies in the north and east are traditionally preferred. A large balcony in the south-west is common in Bangalore towers; we treat it as an open south-west and suggest how to furnish it. See Vastu for balcony and utility.
Common issues we find in Bangalore flats
- A toilet in the north-east corner of the flat.
- A kitchen in the north-east or opening into the centre.
- The master bedroom in the north-east, with the children in the south-west.
- A cluttered central passage used for storage.
- Mirror-image flats bought without checking the measured direction.
- A large open balcony in the south-west.
Each of these is read with its measured degree position. Most respond to room use and arrangement rather than construction.
Corrections without demolition
Flats rarely allow structural change, and they rarely need it. The usual corrections are these:
- Swap room uses: the couple moves to the south-west bedroom, the children to the east or north.
- Rearrange furniture: heavy wardrobes to the south and west walls, the north-east kept light.
- Colour and light: lighter tones in the north and east, warmer tones in the south and west.
- Clear the centre: move storage out of the central passage.
- Toilet care: ventilation, dryness and closed doors.
See zero-demolition corrections for the full approach.
Before you buy a flat
A flat is easiest to get right before you sign. Ask for the floor plan with the north arrow, confirm direction on site, and check the door pada, the kitchen zone, the master bedroom zone and the toilet in the north-east. Our apartment buying checklist takes you through it step by step.
East, north, south and west facing 2BHK flats
East-facing flats receive morning light into the front rooms and are generally easy to arrange. The point to check is whether the kitchen has been placed in the north-east to sit near the entrance. See east-facing house Vastu.
North-facing flats are popular in Bangalore. Their entrances usually fall on acceptable padas, and the living room tends to sit in the north, which suits tradition. See north-facing house Vastu.
South-facing flats are often avoided without reason. A south door in the third or fourth pada is classically accepted, and the bedrooms in a south-facing flat frequently sit well in the south-west. See south-facing house Vastu.
West-facing flats take afternoon sun at the front, so shading and window glazing deserve attention alongside the Vastu reading. See west-facing house Vastu.
2BHK flat Vastu for rented homes
Tenants often think Vastu is only for owners. In practice, most corrections in a flat are about room use and furniture, which a tenant controls completely. Choosing which bedroom the couple uses, where the bed and wardrobe stand, where the study desk faces and how the central passage is kept are all decisions that need no landlord approval.
If you are comparing rental flats, the same quick checks apply as for buying: the door pada, the kitchen zone, the bedroom in the south-west and any toilet in the north-east. Our guide to Vastu-friendly changes for rental homes lists simple steps a tenant can take.
Small flats and studio apartments
In a 1BHK or studio, one room does several jobs, so we read the zones inside the room itself. The bed goes to the south-west part of the room, the work desk to the north or east facing those directions, and the cooking area ideally to the south-east part of the flat. The north-east corner is kept light and uncluttered, even if it is only a metre of floor.
Small flats benefit most from keeping the centre clear, since every square foot is used daily. Light, warm colours, open shelving instead of heavy cabinets, and a tidy entry make a 1BHK read well in 2BHK flat Vastu terms and feel larger in daily life.
Duplex and penthouse flats
A duplex flat is read floor by floor. The lower level usually holds the living, dining and kitchen, and the upper level the bedrooms. Each level gets its own 16-zone reading from its own centre, and the internal staircase is checked for its zone, since tradition prefers stairs in the south, west or south-west rather than the north-east or the centre.
Penthouses often add a terrace on one side. A terrace in the north or east suits tradition well, while a large open terrace in the south-west is treated like an open south-west and furnished to add weight. See duplex house Vastu and staircase Vastu for more detail.
