Vastu Consultant in Basavanagudi

Careful Vastu readings for older independent houses, rebuilt family plots and flats in Basavanagudi. Measured from true north in 16 zones and corrected without demolition.

Vardhini Vastu is a Vastu consultant in Basavanagudi for families in the older independent houses this part of south Bangalore is known for, for those who have rebuilt a family plot as a small apartment building, and for buyers of flats in those buildings. We read each home on site from true north, map it into 16 zones and give clear, prioritised advice within 48 hours, with no demolition.

Basavanagudi is one of Bangalore’s oldest planned neighbourhoods, with tree-lined streets, well-known temples and many homes that have stayed in the same family for generations. Families here often already know the basic rules of Vastu Shastra, the traditional Indian science of space (background). What they want is a careful, measured reading that respects the house as it is.

Older homes, careful readings

Many Basavanagudi houses were built long before anyone used a phone compass, and they have been altered over the decades. A room is added at the back, a first floor goes up, a verandah is closed in, a portion is let out. Each change can shift the centre of the home and alter its outline.

That is why we never read an older house from a sketch. We measure the real footprint, find the true centre and draw the 16 zones from there. Often the house turns out to be in better shape than the family feared; sometimes a later addition has extended or cut a corner in a way worth addressing.

Rebuilt plots and small apartment buildings

A familiar pattern in old south Bangalore is the family plot rebuilt as a small apartment building, with the family keeping one or two floors and the rest sold or rented. If you are planning such a rebuild, the design stage is the best time to bring in Vastu, because entrances, staircases, lift shafts and kitchens are still lines on paper.

We work on the architect’s drawings, mark the zones for the building and for each flat, and suggest placements that suit both. Our new construction service covers this in full.

Buying a flat in an older neighbourhood

Flats in these smaller buildings often differ from floor to floor and from front to back. The front flat may have a balcony on the road side; the rear flat may face a neighbour’s wall. Before you buy, it is worth checking the specific unit rather than the building.

Send us the floor plan and the building’s position on the plot, or invite us to the site. Our apartment buying checklist lists the points we look at.

The puja room in a traditional home

In many Basavanagudi homes the puja room is the heart of the house, and families ask about it more than anything else. Traditional guidance favours the north-east for prayer, with the deity facing west or east and the person praying facing east or north.

If your puja room is elsewhere, there is no need to rebuild it. We look at where it sits within the measured zones, how it is lit, what is stored nearby and which way you face. Small adjustments to the altar, lighting and surrounding use usually bring it into better balance.

Joint families and how rooms are shared

Larger families often share one house across two or three generations. Here, room allocation matters a great deal. Traditional guidance gives the south-west to the head of the family, the west and south to other adults, and the north-west to guests or younger members.

We map each bedroom and suggest who might sleep where, while respecting practical needs such as older parents avoiding stairs. Often a simple swap of rooms is the most useful change in the whole report.

Courtyards, verandahs and open centres

Some older homes still have an open courtyard, a central hall or a deep verandah. Classical Vastu values an open, light centre, the Brahmasthana, so these features are often a strength. The task is to keep them open: no heavy furniture, storage or clutter in the middle of the house.

Where a courtyard has been roofed over or turned into a room, we look at how that space is used now and suggest uses that keep it as light and uncluttered as possible.

Traditional guidance and what we measure

Traditional guidance: the classical texts, among them the Aparajitaprccha that Raghavendra Hebbur studies, describe the ideal placement of entrance, prayer, fire, water and rest. Many Basavanagudi families already follow these rules.

What we measure: the true orientation of your home, corrected for magnetic declination; the exact degree of the entrance; the zone of every room; and bands of geopathic stress found with a Lecher Antenna. Our report separates the two clearly, so you can see what tradition says and what your house actually shows.

How a Basavanagudi visit works

We travel from our office in Virgo Nagar. A typical home visit takes one to four hours, depending on the size of the home,, longer for a house with several floors or a rented portion. We take compass readings at several points, away from steel and wiring, and correct them for declination; the NOAA calculator shows the current figure.

We walk through the house with the family and explain what we see. Within 48 hours you receive the written VIDS report with the zone map, readings and corrections ranked by priority.

Corrections that respect an old house

Older homes deserve gentle handling. Our corrections never call for demolition: we work with room use, the direction of beds and desks, the placement of heavy furniture, colour, light and the clearing of the centre and the north-east.

If a genuine problem can only be fixed by construction, we will tell you and explain the trade-off. Most of the time a family can make every change in a weekend. See our guide to zero-demolition corrections.

Fees

Our fees are published. A Bangalore apartment or row house is ₹15,000. A villa or independent house is ₹25,000. An online consultation from drawings is ₹5,000. All fees are on the fees page and confirmed before the visit. An online assessment uses traditional Vastu only, the 16-zone map and the 3×3 grid drawn on your plan; geopathic stress readings need a site visit.

The fee covers the visit, the written report and follow-up questions. You can see the format in our sample report. We sell no products and take no commission.

What a Vastu consultant in Basavanagudi can honestly offer

Vastu can help a home feel settled and work well for the people in it: good light, calm rest, sensible room use. It cannot promise prosperity, marriages, health or any other outcome, and we do not claim it can.

Neither will we alarm you about an old house. We explain what matters, how much, and what to do. To learn more, see our methodology, or book a consultation. Neighbours in Jayanagar have their own page too.

Kitchens in older Vastu homes

In many older houses the kitchen was placed with Vastu in mind, often in the south-east, with the cook facing east. Over the years, though, kitchens get extended into a utility, a dining area is added, or a modular kitchen is installed with the hob on a different wall. Each of these can move the fire element into another zone.

We measure where the stove now sits and which way the cook faces. If the hob has drifted into a weaker zone, shifting it along the same counter or turning the cooking position is usually enough. Water, the sink and the water purifier sit best in the north or north-east part of the kitchen, away from the flame.

Staircases, sumps and tanks in older plots

External staircases added for a rented floor, sumps dug years ago and overhead tanks placed wherever the plumber found space are common in older Vastu readings. Tradition prefers the staircase in the south, west or south-west, the sump in the north or east, and the overhead tank in the south-west.

These are structural, so we do not suggest moving them lightly. Instead we look at how the surrounding space is used, keep the north-east clean and open around any water storage, and add weight to the south-west where a tank is missing. If a rebuild is planned, we mark the right positions on the new drawings.

Renting out a portion of the house

Many families here let out a floor or a rear portion. Vastu treats each household as its own home, so we read the owner’s portion carefully and give tenants simple notes for theirs. A shared entrance or staircase is read once, as part of the whole building.

The owner’s family generally does best on the floor or side that includes the south-west, where tradition places stability and the head of the household.

Frequently asked questions.

Our house is decades old. Can Vastu still help?

Yes. We measure the real footprint, including additions, and suggest changes in room use, placement, colour and light. No demolition is needed.

We are rebuilding our family plot as flats. When should we call?

At the drawing stage, before construction starts. Entrances, staircases and kitchens are easiest to place well on paper.

Our puja room is not in the north-east. Must it move?

Usually not. We check its measured zone, lighting and the direction you face, and suggest small adjustments rather than rebuilding.

What does a visit cost?
