Vastu Consultant in Chamarajpet

Vastu assessments for older houses, family divisions, rebuilds and apartments in Chamarajpet and Wilson Garden.

As a Vastu consultant in Chamarajpet, we work in some of the oldest residential streets in the city: Chamarajpet itself and, a little to the east, Wilson Garden. Many homes here are older independent houses on narrow plots, some of them several generations old, alongside newer apartment blocks built where houses once stood. Families often call us when a house is being divided between heirs, rebuilt, or renovated for a new generation.

Every assessment uses our VIDS 16-zone method, measured from true north on site. We keep classical guidance separate from what we measure, plan corrections without demolition, sell no products and take no commission. We make no promises about health, wealth or family life.

Older houses on narrow plots

Older homes here were often built long and narrow, with rooms opening one into the next, a central hall, and the kitchen and bath towards the back. Many have been extended upwards or sideways over the years. A reading covers:

  • The entrance on the street wall, read by the 32 padas.
  • The central hall and whether it is still open.
  • The kitchen, often moved indoors from a rear wing.
  • Toilets, especially any added later in the north-east.
  • The staircase added to reach upper floors.
  • Terrace rooms and water tanks.

Dividing a house between family members

When an older house is shared or divided between heirs, each portion becomes its own home. Each portion is read from its own centre, with its own entrance, kitchen, bedrooms and toilets. A division line drawn without reading the zones can leave one portion with no south-west and the other with no north-east. If a division is being planned, a reading of the options first helps the family choose a fair split that leaves each home workable.

Rebuilding with several floors

Where an old house is rebuilt, families usually want several floors, one for each household and perhaps one to rent. Each floor is planned as its own home. The staircase goes to the south or west, the sump to the north-east of the open space, the overhead tank to the south-west of the roof. On a narrow plot, the staircase decides most of the plan, so we fix it first.

See Vastu for new construction and staircase Vastu.

Wilson Garden homes and apartments

Wilson Garden has a mix of older houses and newer apartment blocks on former house plots. For flats, we read your unit from its own centre: main door position, kitchen, bedrooms, toilets and balconies by zone. For houses, the same reading as above. See Vastu for apartment.

Pooja rooms and courtyards

Older homes in these areas often have a dedicated pooja room and sometimes a small courtyard. Tradition prefers the pooja room in the north-east, light and uncluttered, and the courtyard at the centre, open to the sky. Where later work has closed a courtyard or moved the pooja room, a renovation is a chance to restore them. See Vastu for pooja room.

Shops below homes

Several streets have shops on the ground floor with the family above. We read the shop for its entrance, counter and stock, and the home above as its own unit, each separately. See Vastu for shops.

How the visit works

In older buildings, steel is hidden in window bars, lintels and grilles, which can pull a compass needle. We take readings at several points and correct them for magnetic declination, which you can check with the NOAA magnetic declination calculator. We sketch each floor and mark every room and opening by zone. A home visit usually takes two to four hours.

Lecher Antenna readings can be added on site if you want them, described honestly as radiesthesia, which mainstream science does not accept, and kept separate from measured findings.

Common findings in older homes

  • A toilet added in the north-east room during an extension.
  • A staircase built in the centre to reach a new floor.
  • The central hall partitioned into rooms.
  • The kitchen moved to the north-east.
  • A sump dug in the south-west of a narrow plot.

Each is measured and ranked by how practical it is to change.

Corrections without demolition

  • Allocate rooms by zone, with the head of the family in the south-west.
  • Reopen a partitioned central hall during renovation.
  • Convert a north-east toilet to dry use when renovating.
  • Arrange furniture, colour and light.
  • Keep the north-east and the centre clear.

See zero-demolition corrections.

Fees and reports

A Bangalore apartment or row house is ₹15,000; a villa or independent house is ₹25,000. An online assessment or pre-purchase plot report is ₹5,000. Commercial assessments start from ₹51,000. The written report arrives within 48 hours. See all fees and a sample report.

Elders and joint families

Many older homes here house several generations. Room allocation is the main tool. The south-west bedroom suits the head of the family. Elders who prefer fewer stairs suit a ground floor room on the south or west side. Grown children and guests suit the west and north-west rooms, and younger children and study the east and north. Arranging rooms this way costs nothing and often settles long-standing questions about who sleeps where.

Kitchens and toilets in older homes

In many older houses the kitchen originally stood in a rear wing, often in the south-east or north-west, which suits tradition. Later, kitchens moved indoors and toilets were attached to bedrooms wherever there was space. These later changes are the main reason an older house reads less well than its first plan.

When renovating, the original rear wing is often the best place to return the kitchen to, since its drainage already exists. An attached toilet in a north-east room can be converted to dry use, such as a dressing area, while a new one is added in the west or north-west. See kitchen direction Vastu and toilet direction Vastu.

Buying an older house

Older houses often differ from their original approved plans because of extensions. Before buying, we read the house as it stands and mark later additions that change the reading, such as a north-east toilet or a central staircase. See pre-purchase Vastu check.

Common questions in Chamarajpet

Can you work from our old house plan? It is a useful start, but we confirm everything on site.

Do you work with our architect for a rebuild? Yes. We send written comments the architect can act on.

Will you tell us the house is unlucky? No. We describe how it reads and what can be changed.

Light, air and damp in older buildings

Older narrow houses can be dark in the middle and damp at the back, especially where neighbours have built up close on both sides. Tradition and practicality agree: keep the north-east and the centre bright, open any skylight or high window that can be opened, and keep the back of the house dry. A brighter centre and a drier rear make an older home feel very different, and both are usually achievable during a renovation without structural work.

Where a terrace or upper floor has been added, check that rainwater drains towards the north and east and away from the walls. See water tank and sump Vastu.

Interiors for a renovated home

After renovation, interiors decide how each room works. We mark on the measured plan where beds, wardrobes, the study desk, the pooja shelf and the dining table should go, and which walls should stay light. Your interior designer can work from it directly. See interior Vastu and Vastu for home renovation.

Rental portions

Many older houses have a rental portion at the back or on an upper floor. Each rental unit is read as its own home, and tenants can use the reading for room allocation and furniture even though they cannot change the walls.
