On a small plot there is usually room for one shed, a small office, a store, a toilet block, a sump and a little open space. The question is which corner each goes in. A simple layout that follows tradition looks like this:

  • The shed set towards the south and west of the plot, leaving more open space on the north and east.
  • A small office or cabin in the south-west corner of the shed or as a mezzanine along the south wall.
  • Raw material along the south and west walls of the shed.
  • Machines needing heat or heavy power, and the electrical panel, in the south-east.
  • Finished goods and the loading door in the north-west.
  • Sump and borewell in the north-east of the open space.
  • Toilet block in the west or north-west, not the north-east.

Budget-friendly decisions that matter most

When money is tight, we rank the advice so that the most important points come first and cost nothing extra:

  • Where the shed sits on the plot.
  • Where the gate and shutter go along the road side.
  • Which corner holds the cabin.
  • Where the sump and toilet go.
  • Which way the operators face.

Reading the allotted plot

Before drawings begin, we measure true north with a compass corrected for magnetic declination, which you can check with the NOAA magnetic declination calculator, and record the tilt of the plot, its shape against the allotment drawing, and the slope. Tradition prefers land falling towards the north and east, and on a new plot the final level can usually be set during grading.

Growing from one shed to two

Most first factories grow. We mark on the plan where a second shed, a larger store or an upper floor should go when the time comes, so that growth improves the layout rather than filling the north-east of the plot. That saves a second round of decisions later.

A worked example of a small plot layout

Take a generic rectangular plot facing a road on the north. With the rules above, the shed sits towards the south of the plot, leaving an open yard along the north frontage. The gate goes on the third or fourth pada of the north boundary, counted from the north-west corner. The shed shutter opens to the north or north-west, so finished goods leave from the north-west.

Inside the shed, raw material lines the south and west walls, the cabin sits on a mezzanine along the south wall, the panel and any furnace sit in the south-east corner, and the centre stays as open floor. In the yard, the sump goes to the north-east, the toilet block to the north-west or west, and two-wheeler parking near the gate but away from the north-east corner.

Common mistakes on first factories

  • The shed pushed to the front of the plot to save on the approach road, leaving the south-west as open yard.
  • The office built beside the gate in the north-east.
  • The toilet block in the north-east because the drain runs that way.
  • The sump in the south-west where the soil was easiest to dig.
  • The panel on the north wall where the power line arrived.

Each of these is avoided at no cost if it is noticed before construction.

Leasing instead of building

Some entrepreneurs start by leasing a shed in the area. In that case, the building is fixed, but the cabin, the stores, the machine layout, the daily entrance and the use of the yard are all yours to decide. If you are choosing between sheds, we can read both before you sign.

Water, power and approvals

On a new plot, the order of work matters. The borewell is usually drilled first, so its position should be fixed with the zone plan before the rig arrives: the north-east of the plot is the traditional choice. The power connection and the panel follow, and the panel is best planned for the south-east of the shed even if the line arrives on another side. The overhead tank, if any, goes on the south-west of the roof.
