As a Vastu consultant in Frazer Town, we work in some of the older residential streets of the city: Frazer Town, Cox Town and Richards Town. Many homes here are older bungalows and independent houses, some with deep verandahs, high ceilings and large gardens, alongside apartment blocks that have replaced bungalows over the years and busy streets of shops and restaurants. Older homes raise a particular question: how do you bring a house closer to classical guidance without losing its character or breaking its walls?
We answer that with our VIDS 16-zone method, measured from true north on site, and with corrections that work through room use, placement, colour and light. We keep classical guidance separate from what we measure, sell no products and take no commission from builders.
Older bungalows and independent houses
Older houses were often planned around a central hall or courtyard, with verandahs on one or two sides and service areas at the back. Many of these features suit the tradition well: an open centre, deep openings to the north or east, and heavy walls. Others were added later, such as an attached toilet built into a corner room, a kitchen moved inside from an outhouse, or a staircase added to reach a new upper floor.

Renovating without losing character
When an older home is renovated, the aim is usually to keep what makes it special while making it work for today. Vastu guidance fits that aim, because most corrections need no structural change:
- Swap room uses so the couple sleeps in the south-west and children study in the east or north.
- Reopen a central hall that later partitions have closed in.
- Move a modern kitchen fit-out towards the south-east of the existing kitchen space.
- Keep verandahs on the north and east open and light.
- Use the garden: large trees to the south and west, lawn and low planting to the north and east.

Apartments that replaced bungalows
Where bungalows have been replaced by small apartment blocks, each flat is read on its own from its own centre: the main door position, kitchen, bedrooms, toilets and balconies by zone. Low-rise blocks on former bungalow plots often have a few large flats per floor, sometimes with irregular outlines that follow the old plot. See Vastu for apartment.
Shops, restaurants and offices
The commercial streets of Frazer Town and Cox Town have food businesses, shops, clinics and small offices. For a restaurant we read the kitchen in the south-east, the cash counter facing north or east and the dining space. For a shop, the entrance, counter, display and storeroom. For an office, the owner seat in the south-west and an open centre.

Selling or buying an older home
Older homes change hands with their history: extensions, outhouses, wells and trees. A measured reading before purchase shows how the house reads today and which changes would help. How the visit works
In older houses, steel is often hidden in grilles, window bars and lintels, which can pull a compass needle. We take readings at several points and correct them for magnetic declination, which you can check with the NOAA magnetic declination calculator. We sketch each floor and the garden and mark every room and opening by zone. A home visit usually takes two to four hours.
Lecher Antenna readings can be added on site if you want them. We describe them honestly as radiesthesia, which mainstream science does not accept, and keep them separate from the measured findings.
Common findings in older homes
- An attached toilet added in the north-east corner room.
- A staircase added in the centre or north-east to reach a new floor.
- A kitchen moved indoors into the north-east.
- A central hall closed off by later partitions.
- An old well or sump in the south-west of the garden.
Each is read by its measured zone and ranked by how practical it is to change.

Verandahs, courtyards and gardens
Older homes often have features that newer ones lack: a front verandah, a rear courtyard, a side garden or an open terrace. These are valuable in a reading because they are open space, and tradition wants open space on the north and east. A verandah on the north or east is worth keeping open and light. One on the south or west can be furnished more heavily or shaded with planting.
Large old trees deserve care. Tradition prefers big trees on the south and west, at a distance from the house. Where a large tree stands in the north-east, we do not suggest cutting it. We note it and suggest keeping the ground around it open. Mature trees give shade, privacy and calm, and a measured reading never has to come at their cost.
Adding a floor to an older house
Some owners add an upper floor rather than rebuild. The new floor is read on its own plan, and the new staircase is the key decision. Tradition places it in the south, west or south-west, rising clockwise, and keeps it away from the north-east and the centre. The overhead tank goes on the south-west of the new roof. Checking these on the drawing costs nothing and saves trouble later, especially in an older structure where every new opening needs care. See staircase Vastu.
Joint families and multiple generations
Larger older homes often house several generations. Room allocation then becomes the main tool. Tradition gives the south-west bedroom to the head of the family, the west and north-west rooms to grown children and guests, and the east and north rooms to younger children and study. Elders often prefer a ground floor room, and a south or west room on the ground floor suits that well.

Kitchens and toilets in older homes
In many older houses the original kitchen stood at the back or in an outhouse, often in the south-east or north-west, which suits the tradition. Later, kitchens were moved indoors wherever a room was free, and attached toilets were added to bedrooms. These later moves are the most common reason an older house reads less well than its original plan.
When renovating, the original service wing is often the best place to return the kitchen to, since its plumbing and drainage already exist. Attached toilets in north-east rooms can sometimes be converted to dry use, such as a dressing area or store, while a new toilet is added in the west or north-west.
