Why check a villa before possession

At possession, the structure is finished but almost everything that makes a home is still open: which bedroom each person uses, where the beds and wardrobes go, how the kitchen is fitted, where the pooja space sits, what the interiors add, and how the garden is planted. These are the decisions that carry most of a Vastu reading, and they are free to make correctly now.

What we check in a villa nearing possession

  • True orientation of your villa, which may differ from the brochure north arrow and from other villas in the same community.
  • The main door position along its wall, read by the 32 padas.
  • The kitchen zone and where the stove can go.
  • The master bedroom zone and the other bedrooms.
  • Toilets in the north-east or the centre.
  • The staircase position and direction of climb.
  • The centre of each floor and what sits in it.
  • The sump, overhead tank and any borewell.
  • The garden, parking and the boundary of your villa plot.

Same design, different reading

Villa communities often repeat a few standard designs across many plots, some facing east, some west, some north or south, and some mirrored. The same design therefore reads very differently from one plot to the next. An east-facing villa may have its kitchen in the south-east, while the identical design facing west has it in the north-west, which is still acceptable, and a mirrored version may put it somewhere else entirely.

That is why we never read a villa from the standard brochure plan alone. We measure your plot and your villa.

Room allocation and interiors

The most effective step at possession is usually room allocation. The south-west bedroom suits the couple or the head of the family; rooms in the west and north-west suit grown children and guests; rooms in the east and north suit younger children and study. The pooja space suits the north-east of the ground floor.

Garden, parking and the villa plot

A villa sits on its own plot within the community. Tradition prefers more open space on the north and east, large trees on the south and west, the sump in the north-east and parking in the north-west or south-east. Where the builder has fixed the sump or parking elsewhere, we note it and focus on the garden and planting, which you control.

How the visit works

We visit the villa once you have access, usually in a single session covering every floor and the plot. Compass readings are taken at several points, away from steel grilles, gates, cars and electrical panels, and corrected for magnetic declination, which you can check with the NOAA magnetic declination calculator. If the villa is not yet accessible, we can start online from the floor plan and guided readings, then confirm on site.

Lecher Antenna readings can be added on site if you want them. We describe them honestly as radiesthesia, which mainstream science does not accept, and keep them separate from measured findings.

A possession checklist you can do yourself

Before our visit, or alongside the builder handover inspection, these steps give you a useful first picture:

  • Stand at the centre of the ground floor with a calibrated phone compass, away from grilles and appliances, and note where north lies.
  • Compare it with the north arrow on your brochure plan. If they differ by more than a few degrees, trust the measured reading.
  • Mark which corner of the villa holds the kitchen, the master bedroom and each toilet.
  • Note where the staircase rises and which way it turns.
  • Find the sump lid and the overhead tank, and note their corners.
  • Photograph each room and the garden from the centre.

Send these with the floor plan when you book. They make the visit faster and the report sharper.

Common findings in new villas

  • A powder room or guest toilet tucked into the north-east of the ground floor beside the entrance.
  • The staircase rising in the centre of a compact villa.
  • The master bedroom upstairs in the north-east, with the children in the south-west.
  • A brochure north arrow that does not match the actual plot.
  • The sump placed in the south-west corner of the villa plot.
  • A large glazed wall on the west, bringing heavy afternoon heat into the living room.

Most of these are handled by room allocation, interiors, colour, light and garden planning rather than construction.

Row villas and twin villas

Some communities include row villas or twin villas that share one or two walls with neighbours. For these, the shared sides are fixed and the open sides carry the light, air and entrances. We read the villa as its own unit and pay particular attention to the open sides, the garden strip and the terrace, which are often the only places where you can add openness or weight.

The first months after moving in

After the move, small things settle the home: keeping the north-east light and uncluttered, keeping the centre clear, letting morning light into the east rooms, and keeping toilets dry and ventilated. We include a short list of these in the report so that the family can keep the layout working as daily life fills the house.

Terraces, home offices and extra rooms

Many villas include a terrace room, a home theatre or a study that owners decide how to use at possession. A terrace room suits a study, gym or guest room depending on its corner: the north and east suit study and yoga, the south and west suit a gym or storage. If you plan to add a structure on the terrace later, such as a pergola or a room, check its corner first. Tradition prefers added weight on the south-west of the roof and keeps the north-east of the terrace open.
