As a Vastu consultant in Nelamangala, our work follows Tumkur Road out of the city: industrial units in the KIADB areas around Nelamangala and along Tumkur Road, warehouses and logistics yards on the highway corridor, the industrial area at Dobbaspet further out, and the farmhouses, plotted layouts and independent houses that have spread around Nelamangala town. Plots here are generally larger than in the city, which gives more room to plan a site well.
We use our VIDS 16-zone method on every visit. True north is measured on site and corrected for declination, each building and activity is read by its zone, and every correction is planned without demolition. We do not stop a running site, and we sell no products.
Warehouses and logistics yards
Tumkur Road is one of the main freight routes out of Bangalore, and warehousing is a large part of the work along it. For a warehouse, the reading centres on movement: where trucks enter and leave, where the docks sit, where fast-moving and slow-moving stock is kept, and where the office overlooks the yard.
- Outgoing docks and dispatch suit the north-west, the zone of movement.
- Heavy, slow-moving stock suits the south-west.
- The centre of the warehouse floor is kept as clear aisle.
- The office and the manager cabin suit the south-west of the office block, facing north or east.
- Driver rest areas and toilets are kept out of the north-east of the yard.
See warehouse Vastu for the full method.
Factories in the KIADB areas
Industrial units around Nelamangala, on the Tumkur Road KIADB stretch and at Dobbaspet range from medium engineering and process plants to food processing and packaging. On a visit we read the plot shape and roads, the gate and security cabin, the office, the main shed and machine layout, raw material and finished goods stores, utilities such as boilers, DG sets and transformers, and water and effluent handling.
The usual principles apply: weight and the owner cabin in the south-west, fire and power in the south-east, dispatch in the north-west, clean water in the north-east, and an open centre. See factory Vastu and the industrial Vastu guide.
Large plots and master planning
Larger plots make Vastu easier, because there is room to place each building in its preferred zone. When a site is still empty or only partly built, we prepare a simple master plan: where the main shed, office, stores, utilities, water and internal roads should go, and which areas should stay open. Your architect then works within that frame.
This is the most valuable stage to involve us. A master plan costs very little compared with moving a building later. See industrial plot Vastu and plot shape Vastu.
Highway frontage and gates
Plots on the highway or a service road have their main access fixed on one side. We read that frontage by its eight padas and suggest gate positions that suit both tradition and safe truck movement. A plot with two road frontages gives a choice, and we compare both sides.
We also check whether any road meets the plot head-on, which tradition reads by the zone it hits. See veedhi shoola Vastu and compound wall Vastu.
Farmhouses and weekend homes
Land around Nelamangala is popular for farmhouses and weekend homes. For these, we choose a regular area of the land for the house, ideally on ground that falls towards the north or east, and plan the house, well or borewell, gate and planting within it. Large trees suit the south and west of the house; the north-east stays open.
Plotted layouts and independent houses
Many families buy sites in the layouts around Nelamangala to build later. The first reading is of the site: shape, slope, facing and roads. When the house is designed, we review the plan floor by floor. See Vastu for plot, 30×40 house plan Vastu and independent house Vastu.
How the visit works
We walk the site as it runs. Compass readings are taken at several points away from steel structures, racks, machines and trucks, and corrected for magnetic declination, which you can check with the NOAA magnetic declination calculator. For a large site we mark readings on the survey plan and draw the zones over the whole plot and over each building.
Lecher Antenna readings can be added on site if you want them. We describe them honestly as radiesthesia, which mainstream science does not accept, and keep them separate from measured findings.
Common findings on Tumkur Road sites
- The office block placed at the road edge in the north-east because the road is on that side.
- Truck parking spread across the north-east of the yard.
- The DG set or transformer in the north or north-east, near the incoming line.
- Heavy racks along the north wall of a warehouse, with the south-west used for loading.
- Toilets and driver rest rooms built in the north-east corner of the yard.
- Buildings added over time with no plan for the whole site.
Each is measured and ranked by how practical it is to change.
Corrections on a working site
- Move the owner or manager cabin to the south-west and face north or east.
- Clear the north-east of parked trucks, scrap and pallets.
- Re-plan racking so heavy stock sits in the south-west.
- Shift dispatch staging to the north-west.
- Use planned shutdowns to move panels and DG sets towards the south-east.
- Place every new building correctly from the master plan.
Fees and reports
Industrial, warehouse and commercial assessments start from ₹51,000 and are quoted after we see the site plan and its size. A pre-purchase plot report is ₹5,000. Home fees are on our fees page. The written report arrives within 48 hours. See a sample report.
Why Vardhini Vastu
We have practised since 2016 and completed more than 3,200 consultations. We measure before we advise, keep classical guidance apart from measurement, sell nothing and take no commission. We do not promise business results. We tell you how your site reads by direction and which changes are realistic.
Food processing and packaging units
Food processing, dairy and packaging units are common along this corridor. They bring particular layout questions: raw produce must arrive, be cleaned, processed, packed and stored cold or dry, and leave without crossing paths. Hygiene zones need to stay apart from loading and waste.
In our readings, the receiving area usually suits the south or west, processing the centre and south-east where heat is involved, cold storage the south-west or west, packing the north-west, and dispatch the north-west. Clean water storage sits in the north-east, with waste water and organic waste kept well away from it.
Offices, canteens and staff areas on large sites
On a large site, the office block is often the first building visitors see. Tradition prefers it on the south or west side of the plot, with the owner cabin in its south-west corner. Where it has already been built at the front in the north-east, we read the office as its own unit and place the cabin within it as well as possible.
Canteens and kitchens suit the south-east or north-west. Staff toilets and rest rooms are kept out of the north-east of the plot. Security cabins sit beside the gate, away from the north-east corner where possible.
Leasing a warehouse
Many warehouses on the corridor are leased on long terms. A tenant cannot change the building but controls the racking plan, the dock assignments, the office fit-out and how the yard is used. These are exactly the decisions that make most difference to the reading. If you are choosing between buildings, we can compare them before you sign.
Common questions in Nelamangala
How large a site can you assess in one visit? We plan the visit around the site plan. Larger sites may take longer, and the quote reflects that.
Can we start with drawings only? Yes. We often review the plan first and then confirm on site.
Do you sell products or yantras for factories? No. Every correction is a change in layout or use.
Buying land on the corridor
Before buying industrial or farm land here, check the shape against the survey sketch, the slope on the ground, the road access and any road meeting the plot head-on. Land that follows old survey lines can have irregular edges, and it helps to know which part of it is regular enough to build on. Our pre-purchase Vastu check covers this.

Do you cover Dobbaspet and the Tumkur Road KIADB areas?
Yes. We visit factories and warehouses across the Nelamangala KIADB areas, the Tumkur Road stretch and Dobbaspet.
Can you prepare a layout for an empty industrial plot?
Yes. We prepare a simple master plan of zones for buildings, utilities, water and roads, which your architect then develops.
Do you assess farmhouses near Nelamangala?
Yes. We choose the house area, plan the house, water and gate, and suggest where trees and open space should go.
