Planning a rebuild for the next generation

When an older house is rebuilt, the family often wants several floors: one for the parents, one for a married son or daughter, and one or two to rent. Each floor is planned as its own home with its own centre and 16 zones. The common staircase goes to the south, west or south-west, the sump to the north-east of the open space and the overhead tank to the south-west of the roof.

Adding an upper floor

Some families add a floor rather than rebuild. The new staircase is the key decision: tradition places it in the south, west or south-west, rising clockwise, away from the north-east and the centre. Elders and multi-generation homes

Many homes here house grandparents, parents and children together. Room allocation is the main tool: the south-west bedroom for the head of the family, a ground floor room in the south or west for elders who prefer fewer stairs, the west and north-west rooms for grown children and guests, and the east and north rooms for younger children and study.

How the visit works

We take compass readings at several points, away from steel grilles, gates, vehicles and appliances, and correct them for magnetic declination, which you can check with the NOAA magnetic declination calculator. We sketch each floor and mark every room and opening by zone. A home visit usually takes two to four hours.

Choosing which floor each family takes

In a rebuilt house with three or four floors, families often decide by habit: parents on the ground floor, the next generation above, tenants on top. A measured reading adds another basis for the choice. We compare each floor for its entrance pada, kitchen zone, master bedroom zone and any north-east toilet. Where floors read differently, small changes on the drawings can usually bring each one close to the tradition, so every household in the building gets a sound home.

If the house is already built, the reading still helps with room allocation on each floor.

Renovating kitchens and toilets

Kitchens and toilets are the rooms most often moved during renovations, and they are the rooms tradition is most particular about. A renovation is a good moment to move the stove towards the south-east of the kitchen, to keep fire and water apart, and to convert a north-east toilet to dry use while adding a new one in the west or north-west.

Gardens, trees and the compound wall

Many older homes here have a front garden or side open space. Tradition keeps the north and east open and light, places large trees on the south and west, and prefers the compound wall higher on the south and west. Buying a resale house

We mark on the measured plan where wardrobes, beds, the study desk, the pooja shelf, the dining table and the TV wall should go, and which walls should stay light.
