As a Vastu consultant in Kengeri, we work across the satellite town and the stretch of Mysore Road around it: older layouts in Kengeri, newer BDA and private layouts on the edges, apartment projects that have grown with better transport links, and plots still waiting to be built on. Many buyers here are families moving out from the denser city for a larger plot or a newer flat, which makes a reading before purchase or before construction especially useful, since that is when every choice is still open.
Every assessment uses our VIDS 16-zone method, measured from true north on site. We keep classical guidance apart from what we measure, plan corrections without demolition, sell no products and take no commission from builders.
Plots in Kengeri layouts
Plot buyers are a large part of our work here. Before you buy, we check the shape, cut or extended corners, slope, the roads on each side, any road meeting the plot head-on, and what stands on each boundary. Layouts on the edge of a city often include irregular plots where the layout meets older survey lines, and these deserve a careful look.
A pre-purchase plot report is ₹5,000. See plot shape Vastu, plot facing direction and pre-purchase Vastu check.
Building your house
When you are ready to build, we review the house plan floor by floor before the drawings are final: entrance pada, kitchen in the south-east or north-west, master bedroom in the south-west, toilets away from the north-east and centre, staircase in the south or west, sump in the north-east and overhead tank on the south-west of the roof. See 30×40 house plan Vastu and Vastu for new construction.
Apartments along Mysore Road
Apartment projects along Mysore Road and around Kengeri offer many similar units facing different directions. For a flat, we read your unit from its own centre: main door position, kitchen, bedrooms, toilets and balconies. When choosing between units in a project, we read each option and set them side by side. See Vastu for apartment and 2BHK flat Vastu.
Older homes in Kengeri town
The older part of Kengeri has independent houses built over many years and extended along the way. We read the house as it stands, including later staircases, terrace rooms and added toilets, and suggest corrections through room use, furniture and planned renovation. See independent house Vastu.
Shops and small businesses on Mysore Road
Shops, showrooms, clinics and small workshops along Mysore Road are read for the entrance, the counter facing north or east, the display, the stock in the south-west and the owner seat. See Vastu for shops and Vastu for showrooms.
How the visit works
We take compass readings at several points, away from steel gates, grilles, vehicles and appliances, and correct them for magnetic declination, which you can check with the NOAA magnetic declination calculator. We sketch the plot or each floor and mark every room and opening by zone. A home visit usually takes two to four hours.
Lecher Antenna readings can be added on site if you want them, described honestly as radiesthesia, which mainstream science does not accept, and kept separate from measured findings.
Common findings in the area
- Plots bought without checking slope, falling towards the south-west.
- Corner plots with a road meeting the boundary head-on.
- House plans with the staircase in the north-east to suit the elevation.
- Mirrored flats with the kitchen in the north-east.
- The sump placed in the south-west of a house plot.
Each is measured and ranked by how practical it is to change.
Corrections without demolition
- Allocate rooms by zone.
- Arrange furniture, colour and light.
- Keep the north-east and centre clear.
- Plan the compound wall, gate and planting before building.
- Fix every element on the drawings before construction.

Moving out from the city
Families moving to Kengeri from older parts of the city often move from a rented flat or a small inherited house to a larger plot or a new apartment. That change is the right moment to think about layout, because almost everything is being chosen at once: the plot or unit, the plan, the interiors and which room each person uses.
We usually suggest a short sequence. First, a reading of the plot or the shortlisted flats before purchase. Second, a review of the house plan or the interior layout before work starts. Third, a short visit after moving in to settle room allocation and furniture. Not everyone needs all three, but each step costs far less than correcting a finished home, and together they make sure the new house works as well as it can from the first day.
Gated layouts and villa plots
Newer gated layouts on the edges of Kengeri offer plots and villas inside a common boundary. The layout roads, parks and boundary are fixed by the developer. Within your own plot, you control the house position, the gate, the open space, parking and planting. For villas built by the developer, we read your villa on its own plot, since the same design reads differently in different directions. See Vastu for villa and Vastu for builder projects.
Water, borewells and drainage
On newer plots, water planning comes early. Tradition places the borewell and underground sump in the north-east, keeps the septic tank away from that corner, and puts the overhead tank on the south-west of the roof. Rainwater should run towards the north and east, away from the house. Because the borewell is often drilled before construction starts, fix its position with the plot reading before the rig arrives. See water tank and sump Vastu.
Compound wall and gate
For an independent plot, the compound wall is an inexpensive place to apply tradition: higher and more solid on the south and west, lighter on the north and east, with the gate on a favourable pada of the road side. See compound wall Vastu.
Common questions in Kengeri
Can you read a layout plan before visiting? Yes. We can start online from the plan and confirm on site.
Do you compare flats in the same project? Yes. We read each option and set them side by side.
Will you tell us a plot is unlucky? No. We describe how it reads by direction and what can be done.
Interiors after moving in
Once a new home is ready, interiors decide how each room works day to day. We mark on the measured plan where beds, wardrobes, the study desk, the pooja shelf, the dining table and the TV wall should go, and which walls should stay light. Your interior designer can work from it directly, so the home is furnished once and correctly, without paying twice for changes later. See interior Vastu.
Home offices and study rooms
Many families moving out to larger homes now set aside a room for work or study. A home office suits the north or east of the house, with the desk facing north or east and a solid wall behind the chair. A study for children suits the east or north as well, with good morning light and a clear desk. See Vastu for home office and Vastu for study room.
Rental floors
Owners building on larger plots often add a rental floor. Each rental unit is planned as its own home with its own entrance, kitchen and bedrooms, and the common staircase is placed in the south or west so it does not land in the north-east of the owner floor. Planning this at the drawing stage costs nothing and makes every unit easier to let.
